Soft Wash vs Pressure Wash: What’s the Difference?

Pressure washing uses force. Soft washing uses a cleaning solution and low pressure. Concrete and pavers can take pressure; roofs, stucco, painted wood and siding usually can’t. Here’s how to tell which your surface needs, and why roofing makers say never to pressure wash shingles.

Short answer

Force for Hard Surfaces, Chemistry for Soft Ones

Pressure washing blasts dirt off with high-pressure water, which works on concrete, brick pavers and other durable hard surfaces. Soft washing applies a cleaning solution at low pressure, lets it kill and loosen algae, mildew and dirt, then rinses gently. It’s used on roofs, stucco, siding and painted surfaces that high pressure can damage.

Roofs

Why Roofs Should Never Be Pressure Washed

This one has a clear answer from the industry.

See roof cleaning for how we soft wash roofs in Santa Cruz County.

The Asphalt Roofing Manufacturers Association says plainly not to use a power washer, or any brush or broom, to clean algae from a shingle roof. Its guidance is to apply a cleaning solution, leave it on for at least 15 minutes but no more than 20, then rinse by gently spraying the roof with water. Mixing directions vary by shingle manufacturer.

The dark streaks on many roofs are algae; ARMA says Gloeocapsa magma is probably the most prevalent species. Moss is different and more localized, and ARMA directs homeowners to the shingle manufacturer for moss guidance. Wikipedia’s roof cleaning article adds that pressure above about 100 PSI can damage a roof, and that soft washing relies on the solution, not force.

Soft washing

How Soft Washing Works

Low pressure, the right solution and enough time.

Hose reel fitting pressure washer vanHose reel fitting pressure washer van

Protect plants and surfaces

Plants are wetted down, and windows, fixtures and anything sensitive are covered or rinsed.

Apply the solution

A cleaning solution is applied at low pressure, often a diluted sodium hypochlorite mix for algae and mildew.

Let it work

The solution sits long enough to kill growth and loosen dirt, within the product and surface maker’s limits.

Rinse gently

The surface is rinsed at low pressure, top to bottom.

Rinse plants again

Plants and lower surfaces are rinsed so no solution sits on them.

Some growth takes days to finish fading after treatment, as the dead algae weathers off. That’s normal for a soft wash.

Pressure washing

How Pressure Washing Works

Force, the right nozzle and the right distance.

Pressure washing van rig hose reelPressure washing van rig hose reel
FactorWhy it matters
Nozzle angleA narrow tip cuts harder and can etch concrete or gouge wood
DistanceToo close concentrates force and leaves marks
Surface cleanerA rotating surface cleaner gives even results on flat concrete
Pre-treatmentOil and rust stains often need a cleaner before pressure
RunoffDirty water should be kept out of storm drains where required

Concrete driveways, walkways and patios are the main places pressure washing belongs. Even there, too much force in one spot can leave visible lines.

Decks and fences

Cleaning Decks Without Damage

Wood and composite need different care.

See deck and patio cleaning for redwood, cedar and composite decks.

CompositeFollow the decking maker’s cleaning guidePressure and nozzle limits set by the maker

Moss and algae on shaded decks are common under Santa Cruz County trees. A soft wash treatment kills the growth so it doesn’t just come back from what’s left in the grain.

What Grows on Santa Cruz Homes

Fog and shade mean more growth here than in drier places.

The aluminum industry’s cleaning guide notes that in foggy coastal regions, repeated condensation and drying builds up atmospheric salts on building surfaces, which is one more reason coastal exteriors need regular, gentle cleaning.

Get it wrong

What Goes Wrong With the Wrong Method

Exterior washing always ends with the windows, because runoff and spray land on the glass. See the windows, gutters and solar combo for how we order a multi-service visit.

Doing it yourself

Before You Rent a Pressure Washer

Rental pressure washers make it easy to damage things quickly.

Gas pressure washer front yardGas pressure washer front yard
  • Never use a pressure washer on a roof, and don’t work from a ladder with one
  • Start with the widest nozzle and the lowest setting, and test in a hidden spot
  • Keep the tip moving and at a distance; never hold it in one place
  • Don’t spray upward under siding laps or into vents and windows
  • Wet and rinse plants if you use any cleaning solution
  • Wear eye protection and closed shoes

For roofs, stucco, painted surfaces and anything above the first floor, soft washing by someone with the right equipment is safer.

Questions

Soft Wash vs Pressure Wash: FAQ

What is the difference between soft washing and pressure washing?

Pressure washing uses high-pressure water to blast dirt off hard surfaces. Soft washing uses low pressure and a cleaning solution that does the work, then a gentle rinse.

Which is right for my home, pressure washing or soft washing?

It depends on the surface. Soft washing suits roofs, stucco, painted wood and siding, which high pressure can damage. Pressure washing suits concrete driveways, walkways and pavers. Most homes need both: soft wash for the house and roof, pressure for the hard surfaces. Text us a photo and we’ll tell you which each surface needs.

Can you pressure wash a shingle roof?

No. The Asphalt Roofing Manufacturers Association says not to use a power washer, brush or broom to clean algae from a shingle roof.

What solution is used for soft washing roofs?

Usually a diluted bleach (sodium hypochlorite) solution. ARMA says mixing directions vary by shingle manufacturer and that the solution should sit for 15 to 20 minutes before a gentle rinse.

What is the best way to clean stucco?

Soft washing. Stucco is cleaned with low pressure and a cleaning solution that kills and loosens mildew, algae and dirt, followed by a gentle rinse. High pressure can force water into stucco and wear the finish. Windows are cleaned afterwards so runoff from the walls doesn’t dry on the glass.

Is soft washing safe for my property?

Yes, when it’s done right. It uses low pressure, similar to a garden hose, so it’s gentler on roofs, stucco and paint than pressure washing. The solution can harm plants and leave film on glass, so plants are wetted before and rinsed after, runoff is controlled, and windows are cleaned last.

Can I pressure wash my wood deck?

Carefully, if at all. High pressure can raise the grain and gouge soft wood. Low pressure and the right cleaner are safer; follow your deck or stain maker’s advice.

Should composite decking be pressure washed?

Check the decking maker’s cleaning guide. Many give limits on pressure and nozzle type.

Does soft washing kill moss and algae?

The solution kills algae and moss rather than just blasting off the surface growth, which is why it’s used on roofs and shaded walls.

Do you offer soft washing and pressure washing?

Yes. We match the method to the surface and quote it flat before we start.

How long does soft washing last?

It depends on shade, moisture and trees. Treated growth dies back, but where conditions stay damp and shaded, it can return over time.

Will soft washing clean my windows too?

No. Soft wash solution and runoff should be rinsed off windows, and the glass cleaned separately afterwards so it doesn’t dry with spots or film.

What PSI is too high for a roof?

Wikipedia’s roof cleaning article notes that pressure above about 100 PSI can damage a roof, and roofing makers warn against power washers on shingles altogether.

Can soft washing damage windows?

The solution can leave film or spots if it dries on glass, so windows are rinsed during the job and cleaned properly afterwards.
