Our Window Cleaning Services in Santa Cruz
Most of our customers start with windows and end up having us handle the gutters, the solar panels and the skylights in the same trip. One crew, one visit, everything up high taken care of.

Residential Window Cleaning
Interior and exterior glass for single-story, two-story and three-story homes across Santa Cruz County. Sliders, double-hung, casement, French doors, picture windows, the big ocean-view panels on West Cliff Drive. Exterior glass washed with a pure water system or squeegeed by hand, interior glass cleaned by hand with drop cloths down and shoe covers on. Tracks vacuumed, sills and frames wiped, screens washed and reinstalled.
Residential window cleaning
Commercial Window Cleaning
Storefronts on Pacific Avenue and 41st Avenue, restaurants in Capitola Village, offices in Scotts Valley, vacation rentals and HOA buildings from Seabright to Rio Del Mar. Dirty storefront glass on a foggy morning looks like a closed business. Weekly, biweekly, monthly or quarterly schedules, and we work before your doors open so nobody’s stepping around a bucket.
Commercial window cleaning
Solar Panel Cleaning
Does solar panel cleaning actually improve output? On the coast, yes. The same marine layer film that hazes your windows sits on your panels, and you can’t see it from the ground. Rain just moves the dirt to the bottom edge where it dries into a stripe. Deionized water and soft brushes only. No pressure, no detergents, nothing that voids a panel warranty.
Solar panel cleaning
Gutter Cleaning
Clogged gutters in Santa Cruz aren’t a cosmetic problem. When the first big storm hits in November and your gutters are packed with redwood needles and eucalyptus bark, the water goes over the edge, down the siding and into the foundation. We scoop, flush, check the downspouts and send before and after photos. The debris goes in our truck, not on your patio.
Gutter cleaning
Hard Water Stain Removal
Can hard water stains be removed from windows? Most of the time, yes, if they haven’t etched too deep. Those cloudy white spots are calcium and magnesium deposits, and they need a mineral-dissolving treatment, not just soap. We’ll tell you up front whether your glass is stage one (comes right off), stage two (needs a restoration pass) or stage three (etched, and we’ll be straight about what’s realistic).
Hard water stain removal
Skylight Cleaning
A lot of companies around here won’t touch skylights. We do. Skylights collect the heaviest marine layer grime on the outside because they face straight up, and the inside gets condensation film and sometimes mildew. Ours is the call people make after the other company said no.
Skylight cleaning
Pressure Washing and Soft Washing
Driveways, walkways, decks, patios, siding and fences. Pressure washing is high force for concrete and pavers. Soft washing is low pressure with a cleaning solution for anything high pressure would chew up: stucco, painted wood, older shingles, window trim. We pick the right one for the surface. We also handle post-construction cleanup: paint overspray, silicone smears, sticker residue and concrete dust off new glass.

Moss Removal (With Photos for Your Insurer)
More Santa Cruz homeowners are getting letters from their insurer about roof moss, and some are asked to prove it’s been dealt with before a policy renews. We remove moss from roofs, sills, decks and walkways, and send dated before and after photos you can forward to your agent or HOA. Moss removal gets your roof clean and documented; it isn’t a roof restoration, and we’d rather say that now than surprise you later.

Screen Repair, Move-In and Move-Out Cleans
Salt air corrodes screen frames and rots the mesh faster here than inland. If we pull a screen and it’s torn or the spline is shot, we can fix it on the spot. Listing a house, moving out of a rental, or turning over a vacation rental between guests? We do full move-in and move-out window details. Clean glass is the first thing a buyer notices in listing photos.
Call to book a move-out cleanWhat a Clean Actually Looks Like on the Coast
The difference isn’t just “shinier.” It’s the view you paid for coming back, and glass that stays clear because there’s no film left on it for the next layer of fog to stick to.
Drag the handle. Illustration of what marine layer haze and hard water spotting do to a view, and what the same glass looks like after a pure water clean.
What you’re seeing on the left
Salt film, mineral spots from fog and sprinklers, and a drip line or two from the last storm. Most Santa Cruz glass looks like this within a couple of months of a clean, and most homeowners stop noticing until the view comes back.
What you’re seeing on the right
Pure water, a soft brush and a squeegee pull. No film left to grab dust, so it stays clear longer. On the oceanfront, that’s usually a quarter; inland, a season or two.

Common Window Cleaning Complaints, and How We Avoid Them
These complaints come up again and again in local reviews of window cleaning companies. We built how we work around not doing those things.
“The price changed after they got here.”
You get one flat number before anyone touches a window. If we find heavy hard water staining that needs a separate treatment, we show you, quote it, and you decide. No work gets done that you didn’t approve.
“They said 8 to 12 and showed up at 2.”
You get a text when the crew is on the way, with a real arrival time. If we’re running late, you hear from us before you have to ask.
“They left the gutter junk all over my deck.”
Everything we pull out goes in a bucket, then in the truck. We walk the property before we leave.
“The crew was great but the office never called back.”
Calls and texts get answered the same business day. Quotes go out the same day we look at the house.
“They wouldn’t do the skylights.”
We do the skylights.
“Different guys every time, different results every time.”
Small crew, same standard, same checklist on every visit. Two people per job so it’s done in a couple hours, not all day.
We’re a local Santa Cruz window cleaning crew, working out of the county and serving it exclusively. We know which streets get fog until noon, which neighborhoods have the redwood problem and which have the salt problem, and that the wind on West Cliff picks up right after lunch. That’s not marketing. That’s just what you learn cleaning glass here.
Walton Lighthouse, Santa Cruz HarborThree Santa Cruz Jobs, Start to Finish
Every house is different, but most of the calls we get fall into one of these three. Here’s how each one goes, so you know what to expect before you book.

Two-story Westside home, first clean in years
The situation
Ocean-view glass that’s gone grey. The owner has tried a hose and a spray bottle and made it worse. Screens are stiff with salt, tracks are full of sand, and there’s a skylight nobody has touched since the house was bought.
What we do
Walk the house and quote one flat number, with the heavy hard water on the two west-facing panes called out as its own line so there’s no surprise. Pure water pole on the exterior, soap and squeegee inside with drop cloths down, screens washed and reinstalled, tracks vacuumed, skylight done from the roof with stabilizers.
How it ends
The view is back, the hard water panes are treated and photographed, and the owner goes on a quarterly schedule because that’s what oceanfront glass needs. We flag a loose gutter bracket on the way out.

Storefront on Pacific Avenue, foggy mornings, foot traffic
The situation
A retail front with floor-to-ceiling glass that looks closed at 9 a.m. when the marine layer is sitting on it. Fingerprints and sunscreen film at hand height, exhaust haze everywhere else. The owner has been wiping it with paper towels between customers.
What we do
Set a recurring schedule, before opening hours, with the crew in and out before the first customer. Soap and squeegee for the grease film, detail wipe on the frames and the door hardware.
How it ends
The glass stays clear through the morning fog, nobody’s working around a bucket, and the owner stops thinking about it. Same crew, same day, every time, and a text if anything up top needs attention.

Rooftop solar that quietly stopped pulling its weight
The situation
A newer home with a full solar array that’s never been cleaned. The inverter app shows production drifting down over the summer. From the ground the panels look fine. From the roof they’re coated in pollen, dust and a film that rain has only moved to the bottom edge.
What we do
Deionized water and soft brushes, no pressure, no detergents, nothing that touches the warranty. Panels done in the morning while they’re cool. Windows and gutters added to the same visit since we’re already up there.
How it ends
The film is gone, the bottom-edge stripe is gone, and the owner can compare the inverter app before and after for themselves. We suggest a late-spring clean each year, after pollen season, as the one that pays for itself.
How Much Does Window Cleaning Cost in Santa Cruz?
It depends on the house, and anyone who gives you a number over the phone without asking questions is guessing. What we can tell you is exactly what moves the price, so the quote makes sense when you see it:
Number of windows and panes
A French door with fifteen little panes is more work than a single picture window the same size.
Stories and access
Second and third floor glass, steep lots, windows over a deck or a slope.
Inside, outside or both
Exterior only is the most common ask for coastal homes between full cleans.
Condition
Regular maintenance glass is quick. Glass that hasn’t been touched in five years with baked-on hard water spots is a restoration job, and we quote it as one.
Add-ons
Skylights, solar panels, gutters, screens and pressure washing each get their own line so you can see what you’re paying for.
Frequency
Recurring customers pay less per visit than one-time cleans, because maintained glass is faster to clean.
One-time clean vs. a schedule: what actually changes
| One-time clean | Twice a year | Quarterly (oceanfront) | |
|---|---|---|---|
| Glass condition when we arrive | Usually heavy film, often hard water | Light film, quick to clear | Maintenance glass, fastest visit |
| Hard water risk | High; spots have had time to etch | Low on most glass, watch sprinkler sides | Lowest; minerals never get to sit |
| Per-visit effort | Longest visit, sometimes a restoration pass | Standard visit | Shortest visit |
| Per-visit price | Highest per visit | Lower per visit | Lowest per visit |
| Scheduling | You call when it bugs you | We text you when it’s due | We text you when it’s due |
| Screens, tracks, sills | Included | Included | Included |
| Gutter and roof check | Included | Included, timed before the rains | Included every visit |
Quotes are free, they’re flat, and they’re good for thirty days. Send us a few photos of the house or your address and you’ll usually have a number back the same day. See everything that moves the price.
What’s Included in a Professional Window Cleaning?
This is the question we get more than any other, usually because someone got burned by a company that quoted “windows” and then charged extra for everything around the window. So here’s our list, straight up. Do window cleaners clean the tracks? We do. Every time. Not as an upsell.
Included on every window job
- Glass, both sides. Exterior and interior unless you only want one.
- Tracks. Vacuumed out, then wiped. This is where the sand, dead bugs and black gunk live.
- Sills and frames. Wiped down so you don’t get a clean pane sitting in a dirty frame.
- Screens. Taken out, washed, dried, reinstalled. Screens hold more salt film than the glass does.
- Cobwebs and eaves. Knocked down around every window we touch.
- Light hard water spots. Come off in a standard clean. Heavy staining gets flagged and quoted separately so there’s no surprise.
- A quick look around. A cracked pane, a failed seal fogging between the panes, a loose gutter or a bare spot on the roof: if we see it, we tell you.
Not included (and who to call)
- Glass repair or replacement
- Replacing fogged double-pane units with a failed seal
- Paint removal from historic leaded glass
We’ll point you to someone local who does each of these.
Our quote vs. a typical “windows only” quote
| What’s on the list | ClearTide | Typical “windows only” quote |
|---|---|---|
| Exterior glass | Included | Included |
| Interior glass | Included, or exterior only if you prefer | Sometimes priced separately |
| Tracks, sills and frames | Every job, no charge | Often an add-on |
| Screens removed, washed, reinstalled | Included | Often an add-on or skipped |
| Skylights | Yes, inside and out | Many companies decline them |
| Hard water spots | Light spots included; heavy staining flagged and quoted before work | Varies, sometimes discovered on the invoice |
| Gutters, seals and roof check | We look and tell you what we see | Not usually part of the visit |
| Price | One flat number before we start | Estimate that can change on site |
| Arrival | Text with a real arrival time | Arrival window |
“Typical” describes the quotes homeowners forward to us when they ask what’s missing. Every company is different; ask yours what’s on the list before they show up.

Why Do Windows in Santa Cruz Get Dirty So Fast?
Short answer: you live on the edge of Monterey Bay, and the ocean never stops throwing stuff at your glass. People move here from Fremont or Sacramento, get their windows cleaned once, and six weeks later they’re asking us what went wrong. Nothing went wrong. This is just what coastal glass does. Here’s what’s actually landing on your windows:
Marine layer on the Santa Cruz coastThe marine layer
That fog that rolls in over West Cliff and sits on the Westside all morning isn’t just water. It carries dissolved minerals and salt. When it evaporates off your glass, the minerals stay behind as a dull white haze. By late June the whole town is living under it, which is why locals call it June Gloom.
Salt spray
If you’re anywhere near Steamer Lane, Pleasure Point, Twin Lakes or Seacliff, surf spray travels a lot farther inland than people think. Salt is hygroscopic, so it pulls moisture out of the air and keeps a sticky film on the glass that grabs every bit of dust that floats by.
Hard water
Sprinklers hitting the windows, a hose rinse, or a well-meaning DIY clean with tap water all leave mineral spots. Well water on the mid-county side (Soquel, Capitola, Aptos) tends to run harder than city water, and those spots bake in under the sun.
Storm season
Late fall through early spring, the Pacific storms come in sideways. Rain on the coast is not clean rain. It’s salty and it’s carrying whatever was in the air, and it dries into streaks and drip lines.
Trees
Redwood tannins in Felton and Ben Lomond. Eucalyptus oil and Monterey pine pollen in Aptos and Scotts Valley. Cypress debris along the coast. Every neighborhood has its own version of tree sap on the glass, and it does not rinse off with water.
Beach traffic
Houses near the Boardwalk, the Wharf and Pacific Avenue pick up exhaust film and sunscreen haze all summer. It’s greasy, and greasy needs soap, not just water.
So is window cleaning worth it in Santa Cruz if the glass just gets dirty again? Yes, and here’s the thing: the longer mineral deposits sit on glass, the deeper they etch. A window cleaned on a regular schedule stays clear with a normal wash. A window that’s been ignored for two years needs a hard water treatment, and one that’s been ignored for ten might never come all the way back. Regular cleaning is cheaper than replacement glass. That’s the whole math.
How We Get Streak-Free Windows in Santa Cruz (Even in Direct Sun)
Two methods, picked by the glass, not by what’s fastest. Pure water for exterior glass and anything up high. Soap and a squeegee for interiors, storefronts and greasy film.
Pure water pole, three stories from the groundWhat kind of water do window cleaners use?
Not the stuff from your hose. Tap water in Santa Cruz carries dissolved minerals, and every drop that dries on glass leaves them behind as a spot. We run water through a deionization system that strips it to near zero total dissolved solids. Pure water dries with nothing in it, so there’s nothing left to spot. That’s the whole trick behind a water-fed pole: pure water, a soft brush, scrub, rinse, walk away, and the window dries clean on its own.
Soap and squeegee where it counts
For interior glass, storefronts and windows with heavy film, we go old school: a good soap solution, a mop, and a squeegee pulled clean with a dry edge. Then a detail wipe on the edges where the squeegee can’t reach. That’s the technique that gets the greasy Boardwalk-area film off, because pure water alone doesn’t cut grease.
Can you clean windows in direct sunlight?
Yes, and we do it all summer on the Eastside where there’s no shade by 11 a.m. The trick is working faster in smaller sections so the solution never dries before the squeegee gets to it, and keeping the glass wet right up until the pull. A DIY clean streaks in the sun because Windex flashes off in about eight seconds. Our setup doesn’t.
Pure water pole vs. soap and squeegee vs. doing it yourself
| Pure water (water-fed pole) | Soap and squeegee | DIY with hose and spray bottle | |
|---|---|---|---|
| Best for | Exterior glass, two and three-story windows, skylights, solar panels | Interior glass, storefronts, greasy or heavily filmed glass | A single ground-floor pane in a pinch |
| Reach | Three stories from the ground, no ladder on your landscaping | Ladder work above the first floor | Ground floor only, safely |
| Streaks in direct sun | None; pure water dries with nothing in it | None when worked in small sections | Almost always; tap water and glass cleaner flash off in seconds |
| Spots left behind | None, near-zero dissolved solids | None with a dry-edge pull and detail wipe | Mineral spots from tap water, every time |
| Cuts grease and sunscreen film | Partly; heavy film needs soap first | Yes | Depends on the product |
| Hard water removal | Not on its own; needs a mineral treatment first | Not on its own; needs a mineral treatment first | Vinegar helps with light spots and does nothing for etched glass |
| Safe for tinted or coated glass | Yes | Yes, with the right solution | Ammonia cleaners can damage some coatings |
- Water-fed poles reach three stories from the ground, which means fewer ladders on your landscaping and less risk on steep Westside lots
- Ladders and stabilizers for anything the pole can’t reach cleanly, like recessed dormers and skylights
- Mineral treatment products for hard water, used only where they’re needed and always tested on a corner first
- Drop cloths, shoe covers and microfiber for interior work. Your floors and sills stay dry.
How Often Should You Get Your Windows Cleaned in Santa Cruz?
The national advice is once or twice a year. That advice was not written for a house on West Cliff Drive. Here’s what we actually see work in Santa Cruz County, by where you live:
| Where you live | How often | Why |
|---|---|---|
| Oceanfront: West Cliff, East Cliff, Pleasure Point, Rio Del Mar, Seacliff | Quarterly | Salt film builds visibly within weeks. |
| Within about a mile of the water: Westside, Seabright, Live Oak, Capitola, most of Aptos | Every 4 to 6 months | Marine layer minerals, less direct spray. |
| Inland and up the hill: Scotts Valley, Soquel hills, Felton, Ben Lomond, Bonny Doon | Twice a year | Pollen, redwood tannins and sap. Add a gutter check before the rains. |
| Vacation rentals and Airbnbs | Between guest blocks | Monthly in summer. Guests photograph the view, and the view goes through your glass. |
| Storefronts: Pacific Avenue, Capitola Village, the Wharf | Monthly minimum | Weekly or biweekly for restaurants and anything on the water. |
| Solar panels | 1 to 2 times a year | Late spring after pollen season, again after the last big storm. |
What’s the best time of year for window cleaning in Santa Cruz? Early October before storm season, late March once the rains taper off, and May right before June Gloom settles in. If you only do it once, do it in spring. You’ll get the longest stretch of clear glass.
Santa Cruz Window Cleaning FAQ
The questions we hear at the front door, answered the way we’d answer them at the front door. Browse all our FAQs.
Does ClearTide clean window tracks?
We do, on every job, at no extra charge. Tracks get vacuumed and wiped along with the sills and frames. Plenty of companies treat tracks as an add-on. We think a clean window sitting in a track full of sand and dead bugs isn’t a clean window.
Can hard water stains on windows be removed?
Usually. Hard water stains are mineral deposits (mostly calcium and magnesium) that bond to the glass. Light spotting comes off in a regular clean. Heavier staining needs a mineral-dissolving treatment and a restoration pass. If the minerals have sat long enough to etch the glass itself, we’ll tell you what’s realistic before we start rather than promise a miracle.
What does your window cleaner actually clean?
Interior and exterior glass, tracks, sills, frames, screens (removed, washed and reinstalled) and cobwebs around the windows. We also flag anything we notice up high, like a failed seal, a loose gutter or a missing shingle. Glass repair and fogged double-pane replacement are not included.
How often should I get my windows cleaned in Santa Cruz?
Quarterly if you’re on the water, every four to six months within a mile of it, and twice a year inland or up the valley. The marine layer and salt spray put minerals on the glass year-round, and the longer they sit, the harder they are to get off.
How much does window cleaning cost for a home?
It depends on the number of windows, how many stories, inside and out or exterior only, the condition of the glass, and add-ons like skylights, solar or gutters. Send your address or a few photos and we give a flat quote before we start. It doesn’t change once we’re on site unless you add something.
What kind of water do window cleaners use?
Deionized, or “pure,” water for exterior glass and solar panels. It’s tap water run through resin filters that strip out the dissolved minerals, so it dries without leaving spots. For interior glass and heavy grease film we use a traditional soap-and-squeegee method.
Is window cleaning worth it before selling my house?
Yes. Clean glass shows up in every listing photo and every showing, and a hazy ocean view reads as a smaller ocean view. Most local agents ask for windows to be done before the photographer comes. We do pre-listing cleans on short notice.
Do you clean skylights?
Yes, inside and out. Skylights take the heaviest marine layer buildup because they face straight up, and a lot of companies in the area won’t do them. We have the ladders, stabilizers and roof safety gear to do it properly.
Does cleaning solar panels really increase output?
On the coast, yes. Salt film, pollen and dust cut the light reaching the cells, and rain doesn’t rinse it off; it just moves it to the bottom edge. Published research on panel soiling shows losses from a few percent to well over twenty depending on conditions. Check your inverter app before and after a cleaning and you’ll see it yourself.
Can ClearTide clean glass in full sun?
Yes. Streaks in the sun happen when the cleaning solution dries before the squeegee gets to it. We work in smaller sections, keep the glass wet until the pull, and use pure water on exteriors so there’s nothing to dry into a streak. We clean on the Eastside all summer with no shade at all.
How do you choose between pressure washing and soft washing?
Pressure washing uses high water force and is right for concrete, pavers and stone. Soft washing uses low pressure plus a cleaning solution and is right for stucco, painted wood, siding, older roofs and anything that high pressure would damage. We choose based on the surface, not on what’s fastest.
Do I need to be home during the cleaning?
For exterior-only work, no. Leave the gates unlocked and we’ll text you when we start and finish. For interior glass, someone needs to let us in, and we’d rather you walk the house with us at the end anyway.
What if it rains after you clean?
Clean glass doesn’t get dirty from rain alone; it gets dirty from what the rain carries and what’s already on the glass for it to stick to. Freshly cleaned windows usually shed a light rain with no visible spotting. If a storm hits within a couple days and your glass looks bad, call us and we’ll take a look.
Should a window cleaner give the frames a wipe-down too?
Yes, and we do on every job. Frames and sills are wiped and tracks are vacuumed along with the glass, at no extra charge. Some companies treat these as add-ons, so ask what is included when you compare quotes. A clean pane sitting in a dirty frame doesn’t look clean.
