Window Cleaning Questions
The basics: what’s included, how it’s done and how often.
Wiping glass panel edge kneelingWhat is included in window cleaning?
With us, glass inside and out, tracks vacuumed and wiped, sills and frames wiped, screens removed, washed and reinstalled, and cobwebs cleared around the windows. Glass repair and fogged double-pane replacement are not included. Some companies charge extra for tracks or screens, so ask before you book anyone.
Do window cleaners clean the tracks?
We do on every window job at no extra charge. Some companies treat tracks as an add-on, so ask before you book anyone.
Do you get your windows cleaned monthly?
Most homes don’t need monthly cleaning. We suggest quarterly on the oceanfront, every four to six months within about a mile of the water, and twice a year inland or in the San Lorenzo Valley. Weekly to monthly schedules are more common for storefronts with heavy foot traffic.
Why do my windows get dirty so fast?
The marine layer and salt spray leave a mineral film on the glass, sprinklers add hard water spots, and trees add sap and pollen. Coastal glass gets dirty faster than glass inland.
What do professional window cleaners use to clean windows?
For exterior glass we use a water-fed pole with deionized water, which dries without spots. Interior glass is cleaned by hand with a little mild soap, a mop, a squeegee and a detail towel on every edge. Tracks are vacuumed and wiped, and screens are brushed and rinsed.
Do window cleaners dry the windows afterwards, or leave water marks?
It depends on the method. Inside glass is squeegeed dry and the edges are detailed with a dry towel, so no water is left behind. Exterior glass rinsed with deionized water is left to air dry, and because the water has no minerals in it, it dries without spots.
Do you clean second and third-story windows?
Yes. Water-fed poles reach three stories from the ground, and ladders with stabilizers cover what the pole can’t.
Hard Water Stain Questions
Hard water stains on window glassWhat are the white spots on my windows that won’t come off?
Hard water deposits: calcium and magnesium left behind when mineral-heavy water dries on glass. Sprinklers are a common cause.
Can hard water stains be removed?
Surface deposits and bonded staining almost always can. Etched glass can usually be improved but often not fully restored, and we tell you before we start.
Is the water hard in Santa Cruz County?
In parts of it. Soquel Creek Water District describes its own water as hard to very hard, roughly 6 to 22 grains per gallon depending on the area.
How do I stop hard water stains from coming back?
Redirect sprinklers that hit the glass, don’t rinse windows with tap water and leave them to air dry, and keep the glass on a regular cleaning schedule.
Solar Panel Cleaning Questions
Home with rooftop solar panelsIs solar panel cleaning worth it on the coast?
On the coast, yes. Salt film, pollen and dust reduce the light reaching the cells, and rain moves the dirt to the bottom edge instead of washing it off. Compare your monitoring app before and after.
How do you clean solar panels without damaging them?
Deionized water and soft brushes only. No pressure washers, no soap or detergent, no abrasives, and no cold water on hot panels.
Will cleaning void my panel warranty?
Panel makers generally call for soft tools, purified water and no harsh chemicals or pressure, and that is exactly how we clean. Check your own warranty terms for any specifics.
How often should solar panels be cleaned?
Once or twice a year for most Santa Cruz County arrays, timed after spring pollen season and after the last big storm.
Gutter and Skylight Questions
Removing weeds from clogged gutterWhat month should you clean gutters?
In fall, before the first big storms, usually October. Homes under redwoods, oaks or eucalyptus often need a second cleaning in mid-winter or spring, because needles and leaves keep falling through the rainy season. Booking a few weeks ahead helps in the busy fall months.
Do you clean the downspouts?
Yes. Every downspout is flushed and tested, and the debris is bagged and hauled away.
Do you clean both sides of a skylight?
Yes. The outside from the roof, the inside from a ladder below, plus the frame, curb and reachable light well.
Can I use glass cleaner on an acrylic skylight dome?
No. Skylight manufacturers warn that ammonia-based cleaners and glass cleaning fluid attack acrylic. Use diluted mild soap and water with a soft cloth.
Quote, Scheduling and Visit Questions
How do I get a quote?
Call or text your address and a few photos, or use the form below. You’ll usually get a flat quote the same business day.
What’s a reasonable price for window cleaning?
It depends on the number of panes, stories, inside or out, glass condition, access and add-ons like screens, gutters or hard water treatment. Send your address and a few photos and you’ll get a flat quote, usually the same business day. Our cost guide explains each factor.
Will the price change when you arrive?
No. The flat quote is the price unless you ask us to add something. If we find heavy staining or damage, we show you and you decide.
Do I need to be home?
Not for exterior-only work if the gates are unlocked. For interior glass, someone needs to let us in.
How will I know when you’re coming?
You get a text when the crew is on the way, with a real arrival time.
What if it rains?
Light rain doesn’t usually spot freshly cleaned glass. If a storm makes the work unsafe or pointless, we reschedule.
What areas do you serve?
All of Santa Cruz County: Santa Cruz, Live Oak, Capitola, Soquel, Aptos, Rio Del Mar, La Selva Beach, Scotts Valley, the San Lorenzo Valley, Bonny Doon, Davenport and Watsonville.
Commercial Window Cleaning Questions
Commercial janitorial cleaning cartHow often should a storefront’s windows be cleaned?
Weekly to monthly, depending on foot traffic and how close the shop is to busy roads or the beach. Offices are usually fine monthly or quarterly.
Can commercial windows be cleaned outside business hours?
Yes. Commercial routes are timed before opening or after closing so customers aren’t disturbed.
Do you clean interior glass partitions?
Yes, on request, along with entry doors, push plates and frames.
Do commercial clients get the same price every visit?
Yes. You get one flat price per visit, agreed in advance.
How do you reach upper-floor office windows?
Yes, with a water-fed pole from the ground where it suits the building, or proper ladder setups.
Pressure Washing, Moss and Roof Questions
Pressure washer spray painted brickWhat is soft washing?
Soft washing is cleaning with low water pressure and a cleaning solution instead of high pressure. We use it for stucco, painted siding, wood and roofs, where high pressure can strip coatings or damage the surface. Pressure washing is saved for concrete and stone.
Can you pressure wash an asphalt shingle roof?
No. The Asphalt Roofing Manufacturers Association advises against pressure washers on asphalt shingles because the water can damage them. We remove moss by hand and soft wash.
Are dark roof streaks algae or moss?
Usually not. Dark streaks are typically algae. Green, fuzzy patches are usually moss, which can lift shingle edges.
Do you provide photos for insurance after moss removal?
Yes, dated before and after photos. We don’t issue certificates or roof inspections.
Where does pressure washing water go?
Not into the storm drain. The City of Santa Cruz says storm drains flow untreated to creeks, the San Lorenzo River and Monterey Bay, so we plan runoff onto landscaping.
Screens, Gutter Guards and Construction Questions
Drying window screen microfiber towelCan you repair torn window screens?
Yes. Most screens just need new mesh and spline in the existing frame. Bent or cracked frames are replaced.
Which screen mesh holds up in salt air?
Fiberglass, because it won’t corrode in salt air. Pet-resistant mesh works well where pets push on screens.
Are gutter guards worth it?
Under trees, usually yes, because they cut down how often gutters need cleaning. With no trees overhead, an annual cleaning may be enough.
What gutter guard works best for redwood needles?
A fine micro-mesh. Coarse screens and foam inserts tend to trap needles.
Can a razor blade scratch new windows?
It can on some glass. The IWCA says some tempered glass is highly susceptible to scratching, and some glass makers say metal blades should never be used, so we check first.
Moving, Renting and Selling Questions
Can a landlord deduct for dirty windows in California?
Civil Code section 1950.5 lets a landlord deduct for cleaning needed to return the unit to the same level of cleanliness it was in at the start of the tenancy. This isn’t legal advice.
When should I clean windows before listing photos?
Two to five days before the photographer, so the glass is clean for photos and early showings.
Can you clean an empty home?
Yes, with lockbox or key access. We send photos when the job is done.
Do you clean blinds during a move-out clean?
No. We clean glass, frames, sills, tracks and screens. Blinds are part of interior cleaning.
Santa Cruz Weather and Water Questions
When is the rainy season in Santa Cruz?
About 30.8 inches a year on average, most of it from November through March. December and January are the wettest months.
Does the San Lorenzo Valley get more rain?
Yes. Boulder Creek averages about 52 inches a year, which is why gutters there fill faster.
Is the water hard in Capitola and Aptos?
Yes. Soquel Creek Water District lists 100 to 370 ppm depending on area, which is moderately hard to very hard.
Why does fog leave a film on windows?
A layer of cool, moist air over the cold ocean, capped by warmer air above. Fog forms inside it and leaves a salt and mineral film on glass as it dries.
Why do windows near the beach look worse in summer?
Summer brings frequent morning fog and almost no rain, so salt film builds up day after day.
More Window Cleaning Basics
Why do my windows streak when I clean them myself?
Usually the solution dried before it was squeegeed, often from working in direct sun, or the squeegee blade was dirty or worn.
Why are windows cleaned at all? Surely the rain does that job for free?
Rain doesn’t clean windows. It spreads dirt and salt film around and leaves its own spots as it dries. Near the coast, fog leaves a salt and mineral film on the glass, and sprinklers add hard water spots. Regular cleaning removes that film before minerals bond to the glass and become stains.
Can sand scratch my windows?
Yes, if sandy or dusty glass is wiped dry. Wet the glass first so grit lifts off before you squeegee or wipe.
How long does it take to clean windows?
It depends on the number of panes, height and condition of the glass, and whether screens, gutters or skylights are included. Most homes take a few hours. You’ll get a time estimate with your quote, so you know what to expect before we arrive.
What’s the difference between a sash and a frame?
The frame is the fixed outer part of the window. The sash is the part that moves and holds the glass.
More Solar and Skylight Questions
Can I rinse solar panels with a garden hose?
Tap water leaves mineral spots as it dries, and it doesn’t lift salt film or pollen well. Deionized water and a soft brush do.
Do you use soap on solar panels?
No. Panels are cleaned with deionized water and soft brushes only, with no soap and no pressure washer.
Can cleaning fix a foggy double-pane skylight?
That’s a failed seal in a double-glazed unit. Cleaning can’t fix it; the unit needs repair or replacement.
Is it safe to stand on a skylight?
No. Skylights aren’t built to hold a person’s weight, so we always work around them from the roof.
Can you clean skylights and solar panels on the same visit?
Yes. Both use the same roof access and deionized-water setup, and windows are done last.
How often should solar panels be cleaned near the coast?
Once or twice a year for most homes, since salt film from fog builds up on panels the same way it does on glass.
Should you tip a window washer?
Tipping is optional and not expected. Our flat quote is the full price for the job. If you were happy with the work, a review that mentions the details is just as helpful to a small local business as a tip would be.
Who cleans the insides of the windows?
We do, when inside glass is part of your quote. Interior glass is cleaned by hand with soap, a squeegee and a detail towel, with drop cloths down and floors and furniture protected. Someone needs to let us in for inside work, but exterior-only visits don’t need you home.
What is the best way to clean exterior windows?
Wet the glass first so sand and grit lift off instead of scratching, wash with a little mild soap, then squeegee in the shade before it dries. Detail the edges with a lint-free cloth. For upper floors, we use a water-fed pole with deionized water from the ground instead of ladders.
Do I need to turn off solar panels to clean them?
Check your installer’s or panel maker’s instructions for your system. When we clean panels, we never disconnect or touch any electrical components. We use only soft brushes and deionized water, with no soap and no pressure washer, and we avoid cleaning hot panels in the midday sun.
