How Often Should Santa Cruz Homeowners Get Windows Cleaned?

For most homes, twice a year for the outside glass. Near the ocean, three or four times a year, because the marine layer leaves a salt film that builds up fast. Here’s a schedule by property type, distance from the coast and season.

Short answer

Twice a Year, More Often Near the Ocean

The usual national advice is a thorough clean of exterior windows twice a year, spring and fall. This Old House recommends exactly that for most windows, and notes that salt spray can build up quickly in coastal areas, so those homes need cleaning more often. In Santa Cruz County, how close you are to the ocean matters most.

These are our suggested schedules based on the conditions we clean in, not a rule. A house with a view it cares about, or one being shown to buyers, may want more.

What speeds it up

Why Santa Cruz Windows Need Cleaning More Often

Four local factors decide how fast glass gets dirty here.

Marine layer and salt

Fog settles on the glass and dries, again and again. The aluminum industry’s cleaning guide notes that in foggy coastal regions, those cycles can create a heavy build-up of atmospheric salts.

Why windows get dirty fast

Hard water

Soquel Creek Water District lists 140 to 370 ppm across much of Capitola, Soquel and Aptos, which is hard to very hard. Sprinklers that hit glass leave white spots.

Hard water stain removal

Trees and needles

Redwoods, oaks and pines drop needles, pollen and sap, especially in the San Lorenzo Valley and Scotts Valley.

San Lorenzo Valley

Winter storms

Santa Cruz averages about 30.8 inches of rain a year, mostly November through March. Rain doesn’t clean glass; it spreads dirt and leaves spots.

Inside vs outside

Inside Windows Don’t Need the Same Schedule

The outside of the glass takes the weather. The inside mostly takes fingerprints.

A common setup is outside-only visits between full inside and outside cleans. For example, a beach house might have the outside done every three months and the inside done twice a year. Someone needs to be home for inside glass; outside-only visits can be done while you’re out.

Getting on a schedule

The First Clean Takes Longer Than the Rest

If the windows haven’t been cleaned in a long time, expect the first visit to be the biggest.

Years of salt film, mineral spots, packed tracks and dirty screens all come off on the first visit. Some spots may turn out to be bonded minerals that need separate treatment. After that, maintenance visits on a regular schedule are quicker, because there’s only a few months of buildup to remove.

VisitWhat it usually involves

Maintenance visitsRemoving the buildup since the last visit, on the schedule you picked
Don’t wait for the calendar

Signs Your Windows Need Cleaning Now

Sometimes the schedule doesn’t matter. These mean it’s time.

  • Glass looks hazy or dull even on a clear day
  • White spots on lower windows or slider doors
  • The view looks soft or blurry in low sun
  • Sliding doors drag or tracks are full of sand
  • Screens look grey or block the light
  • Rain spots and streaks remain after a storm
  • You’re about to list the house, host guests or move out

If white spots won’t wipe off, they may be bonded minerals rather than dirt. Our guide to white film on coastal windows explains how to tell the difference. For the foggy months, see our June Gloom window care guide, and the best time of year to clean windows.

Why regular helps

What Happens If You Wait Too Long

Cleaning less often doesn’t save as much as it seems.

Cleaned on scheduleLeft a year or more
Salt filmRinses and cleans offThicker, takes longer to remove
Mineral spotsRemoved in a normal cleanCan bond to the glass and need treatment
Glass surfaceStays smoothLong-term water exposure can etch glass
Tracks and screensQuick to cleanPacked with sand, mildew and needles
Time on the jobPredictableLonger, so it costs more

Vitro’s technical document on glass corrosion explains that water left on glass can draw sodium out of it and slowly attack the surface. Installed windows rarely get there because rain dilutes the water, but glass hit by the same sprinkler every day is at risk. Regular cleaning catches spots before they become permanent.

The AAMA cleaning guide makes the same point about frames: the more often a finish is cleaned, the easier and cheaper the next cleaning is.

Questions

How Often to Clean Windows: FAQ

How often should I get my windows professionally cleaned?

For most homes, a professional clean of the outside glass twice a year, and the inside once or twice a year. Homes close to the ocean usually need the outside done three or four times a year because salt film from the fog builds up quickly.

How often do you clean the outside of your windows?

It depends on how close you are to the ocean. We suggest about every three months for oceanfront glass, every four to six months within about a mile of the water, and twice a year inland. Early fall and spring are good times for inland homes.

How often should vacation rental windows be cleaned?

We suggest cleaning the most visible glass, like slider doors and view windows, between guest stays, with a full inside and outside clean on a regular schedule.

What is the best time of year to clean windows in Santa Cruz?

Early fall, before the rains, and spring, after the storms. Spring clears winter streaks and pollen; fall clears summer salt film and prepares gutters and skylights for the storms.

Is it worth cleaning windows if they get dirty again?

Yes. Regular cleaning keeps salt and minerals from building up and bonding to the glass, which keeps each clean quicker and protects the glass from long-term etching.

How often should commercial windows be cleaned?

Storefronts are usually cleaned weekly to monthly, depending on foot traffic, fingerprints and how much the glass matters to the business.

Does a rainy winter change how often I need window cleaning?

No. Rain spreads dirt and salt around and leaves its own spots as it dries, so it doesn’t replace a scheduled cleaning.

How often should inside windows be cleaned?

Once or twice a year for a full clean, with spot cleaning of fingerprints and nose prints as needed. Homes with kids or pets may want it more often.

How often should screens and tracks be cleaned?

Every time the windows are cleaned. They’re included in our residential window cleaning.

Do you offer recurring window cleaning?

Yes. We set a schedule that matches your home, and you get a text the day before each visit. You can change or stop it any time.

Should windows be cleaned before or after gutter cleaning?

After. Gutter and roof work drips debris and dirty water down the house, so windows should be cleaned last, ideally on the same visit.

How long do windows stay clean near the ocean?

It depends on fog, wind and how close you are to the water. Ocean-facing glass can look hazy again within weeks during foggy stretches, which is why beachfront homes are cleaned more often than inland ones.

Do I need to be home for recurring visits?

Not for exterior-only visits. For inside glass, someone needs to let us in, so those visits are booked at a time that suits you.
