Move-In, Move-Out and Pre-Listing Window Cleaning
Windows, tracks, sills and screens cleaned before you hand back the keys, before new owners move in, or before the listing photographer arrives. Tell us the date and we’ll fit the visit in before it.
Call or text a few photos. Flat quote, usually the same day.
- Scheduled to your date
- Tracks, sills and screens
- Empty-house access is fine
- Gutters and solar too
Why Clean Windows When You Move?
Landlords look at windows, tracks and screens at move-out, and buyers see windows in almost every listing photo. Tracks full of sand, hazy glass and torn screens are easy to notice and hard to fix in the last day before handing back keys. An empty house is also the easiest time to reach every window.

What We Clean Before a Move
The parts that get checked at a walkthrough.
Squeegee on extension pole glass close-upGlass inside and out
Every pane, including the ones behind where furniture used to be.
Residential window cleaningTracks, sills and screens
Sand and grit cleaned out of tracks; screens brushed and rinsed. We’ll point out any torn screens.
Stickers, tape and paint specks
Removed carefully, with a test on a corner first.
Window Cleaning Before Listing Photos
Hazy glass turns views grey in photos and lets streaks show when the sun hits. Clean glass lets the light and the view through.
Clear window view after cleaningBefore listing, we suggest
- Windows inside and out, two to five days before photos
- Gutters cleared, since they’re visible in exterior shots
- Solar panels cleaned if they show from the street
- Driveway and walkway washed for curb appeal
For agents
- One contact for multiple listings
- Scheduling around photographers and showings
- Lockbox and vacant-home access
- Photos sent when the job is done
Window Cleaning and Your Security Deposit in California
California law ties cleaning deductions to how clean the unit was when you moved in.
| What the law says | What it means for windows |
|---|---|
| A landlord may deduct for cleaning needed to return the unit to the same level of cleanliness it was in at the start of the tenancy | If the windows, tracks and screens were clean when you moved in, they should be clean when you leave |
| The landlord must send an itemized statement and return the rest of the deposit no later than 21 calendar days after you move out | Getting windows done before you hand back the keys helps avoid a window cleaning deduction on that statement |
| For move-outs from April 1, 2025, landlords must photograph the unit after it’s returned and before any repairs or cleaning they deduct for | Photos will show the state of the glass, tracks and sills |
| For tenancies starting on or after July 1, 2025, landlords must also photograph the unit at move-in | Move-in photos set the standard the unit is compared against |
This is a plain-language summary, not legal advice. Read the full statute or ask a tenant or landlord resource if you have questions about your deposit.

Move-Out Window Checklist
What gets looked at in a walkthrough, and what we clean.
| Item | What’s checked | Included in our move-out clean? |
|---|---|---|
| Glass, inside and out | Streaks, fingerprints, film | Yes |
| Sliding door and window tracks | Dirt, sand and debris in the channel | Yes |
| Sills and frames | Dust, water marks, mildew in corners | Yes |
| Screens | Dirt, tears, bent frames | Cleaned; tears and bends pointed out |
| Stickers and tape | Residue on glass | Yes, tested on a corner first |
| Blinds and window coverings | Dust | No; that’s interior cleaning |
Torn screens are a repair, not a cleaning issue. If you need them fixed before you hand back the keys, see screen repair.
When to Book a Move-Out or Pre-Listing Clean
Work back from your date.
| Your situation | Book the window cleaning | Why |
|---|---|---|
| Moving out of a rental | After furniture is out, a day or two before the final walkthrough | Every window is reachable and nothing gets smudged after |
| Selling, with listing photos booked | Two to five days before the photographer | Glass is clean for photos and stays clean for the first showings |
| Moving into a new home | After the old owners leave, before your furniture arrives | Easy access to every pane and track |
| Landlord between tenants | After painters and cleaners, before the new tenant’s walkthrough | Paint specks and dust are removed last |
Why Clean Windows Matter in Listing Photos
Listing photos are shot through windows and toward windows. Here’s what clean glass changes.
| In the photo | With dirty glass | With clean glass |
|---|---|---|
| Views | Grey, hazy, low contrast | Clear, with color in the sky and water |
| Interior light | Duller rooms | Brighter rooms |
| Sun on the glass | Streaks and spots show up | Glass looks invisible |
| Exterior shots | Salt film and drip lines on windows | Clean frames and glass |
If the home has solar panels, gutters or a driveway that show in exterior shots, the windows, gutters and solar combo covers them in one visit.

What Affects the Price of a Move-Out Window Clean
Every quote is flat and agreed before we start. Here’s what goes into it.
| Factor | Why it matters |
|---|---|
| Number of panes and sliders | The main driver of time |
| Inside and out, or outside only | Interior glass roughly doubles the glass surface |
| Second-story or hard-to-reach glass | Needs a water-fed pole or ladder setup |
| Tracks and screens | Included, but very dirty tracks take longer |
| Stickers, tape, paint specks | Extra time per pane |
| Hard water spots | Fresh spots are part of the clean; etched stains are quoted separately |
Text a few photos and the number of windows, and you’ll get a flat quote, usually the same day. See the cost guide for more on pricing.
What We Need From You on the Day
Move-out and listing jobs often happen in empty homes.
- A way in: a lockbox code, a key left on site, or someone to open up.
- Water access outside, if we’re cleaning exterior glass with a hose-fed setup.
- Anything off-limits, like a window that’s painted shut or a screen that’s already broken.
- Your deadline: the walkthrough time, photo shoot or move-in date.
- Where to send photos when the job is done.

What to Check on Windows When You Move In
A quick look on day one saves arguments later.
- Photograph every window, track and screen before you unpack, especially in a rental.
- Open and close each window and slider to check they move and lock.
- Look for fog between double panes, a sign of a failed seal that cleaning can’t fix.
- Check screens for tears and bent frames and note them.
- Note white rings or cloudy panes that may be etched hard water stains.
- Report anything to the landlord in writing so it’s on record from the start.
A move-in clean before your furniture arrives gives you a clear starting point and clean glass from the first day.

Move-In and Move-Out FAQ
Do you clean windows for move-out?
Yes. Glass inside and out, tracks, sills and screens, scheduled before your final walkthrough.
Do I need to be there?
No. We can work in an empty home with lockbox or key access.
How far ahead should I book a move-out cleaning?
As early as you know your date. Tell us the deadline and we’ll schedule the visit before it.
Can you remove stickers and paint specks?
Yes. We test a small area first, since some glass scratches easily if scraped.
Do you work with real estate agents?
Yes. We can schedule around photographers and showings and handle access through the listing agent.
Can you do gutters and pressure washing too?
Yes, all in the same visit.
A new tenant says all the windows need cleaning at move-in. Who pays?
It depends on your lease and local law. Under California Civil Code section 1950.5, a landlord may deduct for cleaning needed to return the unit to the same level of cleanliness it was in at the start of the tenancy, so the move-in condition matters. Clean glass at move-in sets a clear baseline. This isn’t legal advice.
How long does a landlord have to return my deposit in California?
No later than 21 calendar days after you move out, with an itemized statement of any deductions, under Civil Code section 1950.5.
Do you clean blinds?
No. Blinds and window coverings are part of interior cleaning. We clean glass, frames, sills, tracks and screens.
Can you clean an empty rental between tenants?
Yes. We can work with lockbox access and send photos when the job is done.
When should I book window cleaning before listing photos?
Two to five days before the photographer comes, so the glass is clean for photos and early showings.
Do I need to be home for a move-out window cleaning?
No. Lockbox or key access works, and we send photos when the job is done.
Do you remove hard water stains during a move-out clean?
Fresh spots come off as part of the clean. Etched stains are quoted separately as hard water stain removal.
Can you clean windows the same day as other cleaners?
Yes. It’s best if we come after the general cleaners and painters, so the glass is the last thing done.
Should I clean windows when I move in?
It’s a good idea. The house is empty, every window is easy to reach, and you start with clean glass and a clear record of their condition.
Do you work with agents on move-out cleanings?
Yes. We schedule around photographers and showings and can work with lockbox access.
What if a window is painted shut?
We’ll clean the glass we can reach safely and note any window that won’t open.
Which areas do you cover?
All of Santa Cruz County, from the Westside and UC Santa Cruz area to Aptos and Watsonville.
