What’s Included in Our Residential Window Cleaning

This is the question that gets homeowners burned most often. A company quotes “windows,” then charges extra for the tracks, the screens, the sills, and the two windows over the garage. Here’s exactly what our base residential job covers.

Two-story homes, inside and outTwo-story homes, inside and out

Included on every home

  • Exterior glass. Every accessible pane, up to three stories, washed with pure water and left to dry spot-free.
  • Interior glass. Hand-cleaned with soap and squeegee, drop cloths under every window, shoe covers on.
  • Tracks. Vacuumed and wiped. Do window cleaners clean the tracks? We do. This is where the sand, spider egg sacs and black grime live.
  • Sills and frames. Wiped inside and out so a clean pane isn’t sitting in a dirty frame.
  • Screens. Removed, washed, dried and reinstalled. Screens hold more salt film than the glass does.
  • Skylights. Exterior always, interior when we can reach it safely. A lot of local companies skip these. We don’t.
  • Cobwebs. Knocked down from eaves, corners and light fixtures around every window we touch.
  • A walk-around at the end. You check the work with us. Anything not right gets fixed before we leave.

Quoted separately, so you can say yes or no

  • Hard water stain removal (mineral etching treatment)
  • Screen repair and re-screening
  • Gutter cleaning and gutter guards
  • Solar panel cleaning
  • Pressure or soft washing of siding, decks and walkways
  • Post-construction cleanup: paint, silicone, stickers, concrete dust
  • Moss removal with before and after photos

Before and after

Before and After: What Your Glass Looks Like Once It’s Done

The difference isn’t just “shinier.” It’s the view you paid for coming back, and glass that stays clear because there’s no film left on it for the next layer of fog to stick to.

Ocean view through hazy, mineral-spotted glass The same ocean view through clean glass BeforeAfter

Drag the handle. Illustration of what marine layer haze and hard water spotting do to a view, and what the same glass looks like after a pure water clean.

What you’re seeing on the left

Salt film, mineral spots from fog and sprinklers, and a drip line or two from the last storm. Most Santa Cruz glass looks like this within a couple of months of a clean, and most homeowners stop noticing until the view comes back.

What you’re seeing on the right

Pure water, a soft brush and a squeegee pull. No film left to grab dust, so it stays clear longer. On the oceanfront, that’s usually a quarter; inland, a season or two.

Mineral haze and spotting on neglected window glass
Hard water and mineral hazeYears of spotting that a regular wash won’t touch. This is a restoration job, and we quote it as one.

Common Complaints About Window Cleaners, and How We Avoid Them

These complaints come up again and again in local reviews of window cleaning companies. We built the residential service around not doing those things.

Window cleaning Santa Cruz: wiping window frame with towelWiping window frame with towel

“They skipped the skylights and the upstairs bathroom.”

Every accessible pane, every time. If something can’t be reached safely, we tell you before the job, not after.

“I had to clean the tracks myself afterward.”

Tracks, sills and screens are in the base price. A clean pane in a dirty track isn’t a clean window. See what window track cleaning includes.

“My floors were wet and there were drips on the sill.”

Drop cloths under every interior window, shoe covers on, sills wiped as we go.

“The quote changed once they saw the house.”

The number we send is the number you pay. Hard water treatment or screen repair gets quoted separately and you decide.

“They showed up at 2 for an 8-to-12 window.”

You get a text when the crew is on the way with a real arrival time.

“Different guys, different results.”

Small crew, same checklist, same standard every visit. We know your house the second time.

What Residential Window Cleaning Costs in Santa Cruz

Anyone who gives you a number over the phone without asking about stories, panes and condition is guessing. Here’s what moves the quote.

Pane count

A French door with fifteen lites is more work than a picture window twice its size. We count panes, not windows.

Stories and access

Second and third-floor glass, steep Westside lots, windows over decks, skylights that need roof access.

Inside, outside or both

Exterior-only is roughly half the work of inside-and-out, and it’s what most coastal homes need between full cleans.

Condition

Maintained glass is fast. Five years of baked-on mineral spots is a restoration job and gets quoted as one, up front.

Add-ons

Skylights, solar, gutters, screen repair and pressure washing each get their own line so you can see what you’re paying for.

Frequency

Quarterly customers pay less per visit than one-time cleans because maintained glass takes less time.

Quotes are free, flat, and good for thirty days. Send photos or an address and you’ll usually have a number the same day. For the full breakdown, read our Santa Cruz window cleaning cost guide.

How it works

How We Clean Windows on a Santa Cruz Home, Step by Step

Pure water pole, three stories from the groundPure water pole, three stories from the ground

Quote from photos or a quick walk

Text us a few exterior shots or your address. We count panes and stories, ask about skylights and screens, and send one flat number the same day.

Text when we’re on the way

A real arrival time, not a four-hour window. Two-person crew for most homes, so we’re in and out in a couple of hours.

Screens out, tracks first

Screens come off and get washed on the lawn. Tracks get vacuumed and wiped before any glass is touched, so we’re not dragging sand across a clean pane.

Exterior with pure water

Water-fed pole with deionized water scrubs and rinses every exterior pane from the ground, up to three stories. Ladders and stabilizers only where a pole can’t reach cleanly.

Interior by hand

Drop cloths down, shoe covers on. Soap, mop, squeegee, detail towel on every edge. Sills and frames wiped as we go.

Walk-around and photos

You look at the work with us before we leave. If we noticed a failed seal, a cracked pane, a loose gutter or roof moss while we were up there, we tell you and send a photo.

Hazy glass, stiff screens, a skylight nobody touches? That’s a normal first visit for us. Call and we’ll walk you through what your house needs.

How often should you get your windows cleaned in Santa Cruz? Quarterly if you can see the ocean from the house. Every four to six months within a mile of it. Twice a year inland or up the San Lorenzo Valley, with a gutter check before the rains. The national “once a year” advice was not written for a house on West Cliff Drive.

Every window type

Window Types We Clean Around Santa Cruz

Between the 1920s Craftsmans on the Westside, the 1970s beach ranches in Live Oak, and the new builds in Scotts Valley, we see every window style on the market. Each one gets cleaned differently.

Tracks and screens are covered on window track and screen cleaning, and glass shower doors on shower glass hard water removal.

Sliders and double-hung

The workhorse windows in most Santa Cruz homes. The track is the problem area. We pull the sash where it’s designed to come out, vacuum the channel, and wipe it before it goes back.

Casement and awning windows

Crank-out windows collect grime on the hinge side that you can’t reach from inside. We clean the outer face from the exterior with the sash open, then close and detail the edges.

French doors and multi-pane

Fifteen small panes take longer than one big one, and the muntins trap dirt. These get hand-detailed rather than poled, which is why they price a little higher.

Picture windows and ocean-view walls

The big fixed panes on West Cliff, East Cliff and the Rio Del Mar bluffs take the most salt and are the most visible. Pure water and a wide squeegee, no ladder marks on the siding.

Skylights and clerestory windows

Skylights face straight up into the fog and collect the heaviest mineral film in the house. We clean them from the roof with stabilizers, and from inside where a pole reaches.

Sunrooms, greenhouses and enclosed decks

Lots of glass, lots of frame, usually a lot of pollen and cobwebs. We treat these as their own job and quote them by the wall, not the pane.

For glass and polycarbonate roofs, see sunroom and glass roof cleaning.

Glass deck and balcony railings are covered on glass railing cleaning.

Common problems

Window Problems We Fix (and the Ones We’ll Refer Out)

Half of what we’re hired for isn’t dirt. It’s the stuff a regular wash doesn’t touch. Here’s what we handle, and where we’ll be straight with you about what’s realistic.

Hard water spots and white haze

Calcium and magnesium deposits from fog, sprinklers and hose rinses. Light spotting comes off in a normal clean. Heavier staining needs a mineral-dissolving treatment. Etched glass is permanent, and we’ll tell you before we start rather than after.

Hard water stain removal

Salt film that comes back in weeks

Salt is hygroscopic. It pulls moisture out of the air and holds a sticky layer that grabs dust. The fix is frequency, not force. Quarterly exterior cleans keep it from ever building up.

Torn screens and rotted spline

Salt air eats aluminum frames and dries out the rubber spline. If we pull a screen and it’s shot, we can re-screen it on the spot instead of putting a broken one back.

Screen repair

Tracks so full the window won’t slide

Sand, dead bugs, spider nests and years of grime. We vacuum the channel, scrub it, wipe it and get the sash moving again. This is included, not an upsell.

Paint overspray, silicone, stickers, concrete dust

New construction and remodels leave residue a normal wash won’t lift. We use razors and solvents correctly so the glass isn’t scratched.

Post-construction cleaning

Fog between the panes

If your double-pane window looks cloudy from the inside and cleaning doesn’t help, the seal has failed and moisture is trapped between the panes. That’s a glass replacement, not a cleaning. We’ll point it out and refer you to a local glazier.

Local knowledge

Neighborhood by Neighborhood: What Your Glass Is Up Against

Santa Cruz County is small, but the microclimates aren’t. What lands on a window in Bonny Doon has nothing to do with what lands on one in Pleasure Point. We plan the job around where you live.

Natural Bridges, Westside Santa CruzNatural Bridges, Westside Santa Cruz

West Cliff, Westside and Natural Bridges

Maximum marine layer exposure. Fog until noon most of summer, salt spray off Steamer Lane on any west swell, and a lot of original wood-frame windows that need careful hand work. These homes are on our quarterly list.

Westside window cleaning

Pleasure Point, Live Oak, Seabright and the Harbor

Beach bungalows and remodels with the heaviest salt film in the county. Screens corrode fast here and tracks fill with sand. Exterior plus tracks plus screens every three months is the package that keeps these houses looking right. See how often to clean windows in Santa Cruz for other homes.

Pleasure Point window cleaning

Capitola, Soquel, Aptos, Rio Del Mar and Seacliff

Mid-county well water runs hard, so sprinkler overspray leaves mineral spots on lower panes. Eucalyptus and Monterey pine add sap and pollen. Vacation rentals here need cleaning between guest blocks, not once a year.

Capitola window cleaning

Scotts Valley, Felton, Ben Lomond and Bonny Doon

Less salt, more trees. Redwood tannins stain glass a faint brown, pine needles pack the gutters, and pollen season in Scotts Valley is brutal. Twice a year with a gutter check in September is the right rhythm up here.

Window Cleaning for Santa Cruz Homes, Done the Way the Coast Requires

Most window cleaning advice online was written for Phoenix or Ohio. A house six blocks from Twin Lakes or up on the Westside has a different problem: the marine layer leaves mineral haze every single morning, surf spray keeps a salt film on the glass, and the sprinklers hit the lower panes with hard water twice a week. So we don’t clean Santa Cruz windows the way a national franchise would.

Marine layer on the Santa Cruz coastMarine layer on the Santa Cruz coast

Pure water on the outside

Exterior glass gets scrubbed and rinsed with deionized water through a water-fed pole. Zero minerals in the water means zero spots when it dries, which is why coastal glass dries clear without streaks. More on what water professional window cleaners use.

Squeegee on the inside

Interior glass, storefront-style doors and heavy film get the traditional method: soap, mop, squeegee, detail towel. That’s what actually cuts the greasy film near the Boardwalk and the fingerprints on the slider.

Mineral treatment where it’s needed

If your glass has the cloudy white spots that don’t come off with a normal wash, that’s calcium and magnesium from the fog and the sprinklers. We flag it, quote it separately, and treat it. No surprise on the invoice.

Is professional window cleaning worth it for a Santa Cruz home? If you’ve ever cleaned your own windows here and watched them haze back over in three weeks, you already know the answer. The difference isn’t effort, it’s water. Tap water in this county carries minerals that dry into spots. Our system removes them before they ever touch your glass, so the clean lasts months instead of weeks.

Questions

Residential Window Cleaning FAQ

The questions Santa Cruz homeowners ask us at the front door.

Can you clean my windows and sliding doors inside and out?

Yes. We clean windows and sliding doors inside and out across Santa Cruz County. Exterior glass is rinsed with pure water, interior glass is cleaned by hand with soap and a squeegee, and slider tracks are vacuumed and wiped as part of the job. Exterior-only is also available if that’s all you need.

Are tracks included in residential window cleaning?

We do, on every residential job, at no extra charge. Tracks get vacuumed and wiped along with sills and frames. Plenty of companies treat tracks as an add-on. We think that’s backwards.

Do you take the screens off?

Yes. Screens come off, get washed and dried, and go back where they came from. If a screen is torn or the spline is rotted, we can repair it on the spot for a small add-on.

Is it possible to clean upstairs windows? How?

Yes. We clean upstairs exterior glass from the ground with a water-fed pole and deionized water, which reaches up to three stories. Where a pole can’t reach cleanly, such as recessed dormers, we use ladders with stabilizers. Inside upstairs glass is cleaned by hand with soap and a squeegee, with drop cloths under every window.

Do you clean skylights on residential jobs?

Yes, exterior always and interior when it’s safely reachable. Skylights face straight up into the marine layer and collect the heaviest mineral film in the house.

Will my windows streak or spot after you leave?

No. Exterior glass is rinsed with deionized water that has nothing in it to dry into a spot. Interior glass is squeegeed with a dry edge and detailed. If anything looks wrong on the walk-around, we fix it before we go.

Can you get the white spots off my windows?

Usually. Those are mineral deposits from fog, sprinklers and hard water. Light spotting comes off in a normal clean. Heavy staining needs a separate mineral treatment we quote up front. If the glass is etched, we’ll tell you honestly what’s realistic.

Do I need to be home for a residential window cleaning?

Not for exterior-only work. Leave gates unlocked and we’ll text you when we start and finish. For interior glass someone needs to let us in, and we’d rather you walk the house with us at the end anyway.

Should I do anything before you arrive?

Move anything fragile off the sills, pull furniture a couple of feet back from interior windows if you can, and let us know about pets and alarm codes. That’s it. We bring everything else.

How long does a residential window cleaning take?

A typical single-story home with 20 to 30 windows takes a two-person crew about two hours inside and out. A large two-story with skylights and French doors is a half day. We’ll give you a time estimate with the quote.

What if it rains right after you clean?

Clean glass sheds light rain without spotting because there’s nothing on the surface for water to stick to. If a real storm hits within a couple of days and the glass looks bad, call us and we’ll take a look.

Do window cleaners charge extra for the door?

Not as a separate fee with us. We price by pane count, not by window or door, so glass doors are counted with the rest of the glass in your flat quote. A French door with many small panes takes longer than one large pane and is hand-detailed, so it adds a little more than a plain slider.
