Short answer

Book It for the Day Before Photos

Windows show up in almost every listing photo and frame every view. Clean them a day or two before the photographer, after paint, repairs and staging are finished. We schedule around the photo date and confirm the day before.

Why it matters

What the Data Says About Listing Prep

Agents already know photos sell. Windows are in most of them.

In NAR’s 2025 Profile of Home Staging, 88 percent of sellers’ agents recommended cleaning the entire home before listing, and 88 percent said listing photos were more important or much more important to their clients. 77 percent of sellers’ agents recommended improving curb appeal, and front windows are part of the first exterior shot.

In Santa Cruz County, coastal glass often carries a salt film that photographs as haze, and lower windows near sprinklers carry white mineral spots that show in daylight shots. Neither looks like much in person until the photo is taken against bright sky.

Vacant homes

Cleaning an Empty Listing

Empty rooms show every streak.

With no furniture or rugs, sunlight crosses bare floors and lights up every streak and smudge on the glass. Vacant listings also tend to sit with sprinklers still running on timers, which keeps adding spots to lower windows. We check sprinkler spray during the walk-around and tell you if heads are hitting the glass, so the seller or landscaper can adjust them before photos.

  • Lockbox access; we text on arrival and departure
  • Sprinkler spray checked and reported
  • Tracks vacuumed so sliders open smoothly for buyers
  • Screens cleaned and put back, or stored if the seller prefers

What Inspectors and Buyers Look At

Cleaning won’t fix defects, but it shows what’s real.

Rust stains on painted brick wallRust stains on painted brick wall

Dirty glass hides some problems and invents others. A clean window makes it clear whether haze is etching, whether fog between panes is a failed seal, and whether a slider drags because of sand or a worn roller. We point out what we see during the walk-around so you and the seller aren’t surprised at inspection.

Questions

Real Estate Window Cleaning: FAQ

Do you work with real estate agents in Santa Cruz County?

Yes. We clean windows for listings across the county, scheduled around photos, open houses and closing, and we can invoice the agent, the seller or escrow.

When should windows be cleaned before listing photos?

A day or two before the photographer arrives, after any painting, repairs and staging are done. That way nothing lands on clean glass before the shoot.

How fast can you clean a listing?

Tell us the photo date when you ask for a quote. We schedule listing work around it and confirm the day before.

Can you work with a lockbox?

Yes. Send us the lockbox or access details and we’ll text when we arrive and leave.

Who pays for the window cleaning?

Whoever the agent and seller agree on. We can invoice the agent, the seller or the escrow company, and send a W-9.

Is window cleaning worth it before selling?

For most listings, yes. Agents widely recommend cleaning the whole home before listing, and windows appear in nearly every interior photo. Clean glass helps the photos match the house. We can’t promise it changes the sale price, but dirty or spotted windows are easy for buyers to notice.

Can you remove hard water spots before photos?

Often. We test a corner first and tell you if the spots will come off or if the glass is etched, so you know before the photo date.

Do you clean screens and tracks?

Yes. Screens are brushed and rinsed and tracks cleaned, so sliders open smoothly during showings.

Can you clean after the seller moves out?

Yes. A move-out clean before the final walkthrough is common, especially when the buyer will see the house empty.

Do you clean gutters and solar panels for inspections?

Yes. Clear gutters and clean panels can be added to the same visit before inspection or photos.

Can you handle vacant homes?

Yes. Exterior work needs only open gates; inside glass needs lockbox access.

How do I get a quote for a listing?

Text the address, a few photos and the photo date. You’ll get a flat quote, usually the same day.

Should windows be cleaned before or after staging?

After. Staging moves furniture and brings in dust, and stagers often touch sills and sliders. Clean the glass once staging is in place, a day or two before photos.

Will clean windows make a difference in the price?

We can’t promise that. What NAR’s survey shows is that agents widely recommend whole-home cleaning before listing and that clients value listing photos. Clean glass is part of making the photos match the house.

Can you clean windows during escrow?

Yes. Some buyers ask for a clean as part of the move-out, and some sellers book it before the final walkthrough. We can invoice whoever is paying.

Do you clean new construction listings?

Yes. New homes often have paint, stickers and construction dust on the glass. See our post-construction window cleaning page for how that’s handled.

Do you clean skylights before photos?

Yes. Dirty skylights darken rooms in photos. We clean them from the roof without stepping on them, before the windows, so nothing falls on clean glass.

What if the house has a lot of glass?

Homes with view walls, glass railings or many sliders take longer. Send photos of every side when you ask for a quote so the flat price covers it and the photo date stays on track.

Can you return for a touch-up before the open house?

Yes. A short visit for view glass and sliders the day before an open house is common, especially after showings have left handprints.

Do you clean windows for sellers who are still living in the home?

Yes. We schedule with the seller, protect floors and furniture inside, and can do the exterior on a day they’re out. Occupied homes usually need a little more time around furniture and window coverings.

How clean does a house have to be when sold?

It depends on your purchase contract, so check with your agent. Many sellers book a move-out clean before the final walkthrough, especially when the buyer will see the house empty. We clean glass, screens and tracks, and can invoice the agent, the seller or the escrow company.
