Farm Dust and Hard Water
Freedom sits at the edge of one of the busiest farming valleys in California, a few miles inland from Monterey Bay. Fields of strawberries, raspberries and vegetables surround Watsonville, and the water that comes out of the hose here is hard. Dust settles in the dry months, rain turns it to streaks, and sprinkler spray leaves white spots on the lower glass.

Why Windows in Freedom Get Dusty So Fast
Dry months build it up, and the first rain smears it.
Watsonville averages about 22 inches of rain a year, and almost all of it falls in winter. From late spring into fall there is little to rinse anything off. Dust from fields being worked, unpaved farm roads and traffic on Freedom and Airport boulevards settles on glass, frames, screens and solar panels week after week.
The first rain does not wash it away. It turns the dust into a thin mud that dries in streaks, often worst on the side of the house facing the wind. That is why the best times to clean here are the end of the dry season, before the storms, and spring, once the pollen has settled.
| Where the house sits | What builds up | Suggested window cleaning |
|---|---|---|
| Next to fields or orchards | Field dust and pollen | Two to three times a year |
| Along Freedom or Airport Boulevard | Road film and dust | Two to three times a year |
| Inside a neighborhood, away from fields | Light dust and spring pollen | Twice a year |
| Lower windows near sprinklers | Hard water spots | Rinse the spray off promptly; treat spots separately |
These are suggested schedules based on what builds up, not rules. See how often windows should be cleaned and our pollen season guide.

Conditions That Shape Window Cleaning in Freedom
Farm valley, inland fog and hard water.
| Condition | What it does | How we handle it |
|---|---|---|
| Field and road dust | Gray film on glass, frames, screens and panels | Rinsed first, then washed, never wiped dry |
| Morning fog and low clouds | Damp glass that holds dust and dries in streaks | Glass rinsed with pure water so it dries clear |
| Hard water from sprinklers and hoses | White spots on lower windows | Tested on a corner and treated separately |
| Spring pollen | Yellow film on glass and screens | Screens brushed and rinsed with the glass |
| Winter storms | Overflowing gutters and muddy splash on lower glass | Gutters cleared before the rains; lower glass and sills washed |
| Spiders and insects | Webs in corners, eaves and screens | Cobwebs cleared around the windows on every visit |
Fog and low clouds are common at night and in the morning around Watsonville, especially in summer. Glass that is damp every morning picks up dust more easily and dries with marks if it is cleaned with tap water.

The water in Freedom is hard, and it shows on the glass.
Most of Freedom is served by the City of Watsonville water system, which says it supplies more than 65,000 customers in Watsonville, Corralitos and Freedom. About 90 percent of that supply is groundwater. The city’s 2024 water quality report lists hardness of 160 to 540 ppm depending on the source, with averages of 175 and 278 ppm, which the USGS scale puts in the hard to very hard range. Some rural parcels may use private wells, so check your own report or well test.
| Hardness (mg/L as calcium carbonate) | Classification |
|---|---|
| 0 to 60 | Soft |
| 61 to 120 | Moderately hard |
| 121 to 180 | Hard |
| Over 180 | Very hard |
When sprinkler or hose water dries on a window, the minerals stay behind as white spots, and over time they can bond to the glass. We rinse exterior glass with deionized water, which dries without spots. Spots that are already on the glass are tested on a corner before any treatment. See hard water stain removal and our guide to the water window cleaners use.

Solar Panels in a Dusty Valley
Dust and pollen cost output on clear days.
Dusty solar panels side by side before cleaningPanels on roofs near fields collect the same dust as the windows, plus bird droppings, which rain does not move. An NREL study found that rain was not enough to wash pollen off solar panels. Check your monitoring app on clear days: a drop compared with the same time last year usually means the panels need cleaning.
| What is on the panels | Does rain clear it? | What we do |
|---|---|---|
| Field dust | Partly; it often dries in a line along the bottom edge | Soft brush and deionized water |
| Pollen film | Not fully | Soft brush and deionized water |
| Bird droppings | No | Soaked and lifted by hand, never scraped |
| Leaves at the edges | No | Cleared by hand |
We clean panels when they are cool, with no soap and no pressure washer, within the panel maker’s instructions. See solar panel cleaning and whether solar panel cleaning improves output.

Winter Storms Around Freedom
Get the gutters and drains ready before the rain.
Clearing leaves from a gutter before the rainsThe storms of the 2022 to 2023 winter hit this part of the county hard. Corralitos Creek overflowed into Watsonville neighborhoods on December 31, 2022, and county officials moved residents of a farmworker camp in Freedom to safety. Two weeks later the creek overflowed again, closing Holohan Road and East Lake Avenue.
Most homes in Freedom were not flooded, but heavy rain still tests every gutter and downspout. Gutters full of leaves overflow onto the walls and windows below, and muddy splash coats the lower glass and sills. Clearing gutters in September or October, before the first storm, prevents most of it.
| After a storm, check | Why |
|---|---|
| Gutters and downspouts | Overflow soaks walls and splashes mud on windows |
| Lower windows and sills | Mud splash dries hard if left |
| Window tracks and weep holes | Blocked weep holes let water back up into the track |
| Screens | Hold mud and debris against the glass |
See gutter cleaning and gutter cleaning before storm season.

The Parts Dust Gets Into
Glass is only part of the job here.
Washing a window screen in soapy water| Part | What happens | What we do |
|---|---|---|
| Screens | Hold dust and pollen and drop it on clean glass | Taken out, brushed, rinsed and dried |
| Tracks | Fill with grit, so sliders drag | Vacuumed and wiped |
| Weep holes | Block with dust, so water backs up | Cleared so the track drains |
| Frames and sills | Collect dust and insect debris | Wiped on every visit |
Torn or bent screens are pointed out so you can decide on repair. See window track cleaning and screen repair.

Why Water Is a Big Topic in the Pajaro Valley
Context for the hard water on your glass.
The Pajaro Valley depends heavily on groundwater, and the City of Watsonville’s water report notes that over-pumping causes saltwater intrusion. College Lake, on Holohan Road near Freedom, now has a water supply project run by the Pajaro Valley Water Management Agency, completed in 2025, that treats lake water for farmland to reduce pumping. None of this changes what comes out of your hose this year, but it explains why water quality and hardness come up so often here.

What Cleaning Fixes, and What It Doesn’t
We’ll tell you before we start if something won’t come off.
| What you see | Cause | Does cleaning fix it? |
|---|---|---|
| Grey haze on ocean-facing glass | Salt film from fog and spray | Yes |
| White rings on lower windows | Sprinkler minerals | Usually, with separate treatment |
| Haze that never clears | Etched glass | No |
| Fog between the panes | Failed seal in a double-pane unit | No; the unit needs repair |
| Gritty, dragging slider | Sand in the track | Yes, tracks are included |
| Torn or corroded screens | Salt air and age | Cleaned; repair is separate |

Window Cleaning in Freedom: FAQ
How often should windows be washed when dusty wind is followed by rain?
More often than in a sheltered spot, and timed to the weather. Dust that settles through the dry months turns into a thin layer of mud when the first rain hits it. Cleaning at the end of the dry season and again in spring, once fields are worked and pollen settles, keeps that mud from drying onto the glass.
Does extra dust get inside the house in a dusty area?
Some does, mostly through open windows, screens and sliding door tracks. Dirty screens and gritty tracks hold dust right where air comes in. Keeping screens rinsed, tracks vacuumed and weatherstripping in good shape cuts down what reaches the inside sills.
How long should windows stay clean?
It depends on what surrounds the house. Near open fields and busy roads, a film can show within a few weeks of a dry, windy spell. Under cover and away from dust, glass can stay clear for months. Rain on dusty glass shortens it, because it leaves muddy streaks rather than rinsing the dust away.
How often should I clean solar panels if I am hosing off dust and pollen every week?
Weekly hosing is more than most panels need, and tap water can leave mineral spots as it dries. Check your monitoring app on clear days instead. If output drops compared with the same time last year, a proper cleaning with a soft brush and pure water does more than frequent rinsing.
What should I use, and not use, to clean solar panels?
Use a soft brush and plain water, ideally distilled or deionized so it dries without spots. Avoid abrasive pads, harsh detergents and pressure washers, and follow your panel maker’s instructions, since some warranties spell out what is allowed. Clean in the morning while the panels are cool.
When the smoke clears, should I hose the ash off my plants and windows?
Yes, once the air is safe. Wet the ash down and rinse it off with plenty of water rather than sweeping or blowing it, and keep the rinse water out of the street drain. On windows, rinse first so gritty ash does not scratch the glass, then wash.
What is the best way to clean house siding?
For most siding, a low-pressure soft wash with a cleaner suited to the surface, followed by a gentle rinse. High pressure can damage stucco, paint and wood and push water behind the siding. Test a small area first and protect nearby plants.
