Hard Water, Big Lots and Trees
Day Valley is a rural community with an Aptos address, made up mostly of forest and meadows. Most parcels in the Central Water District, which serves much of the area, are an acre or more. Homes run on hard district water or private wells, and trees drop pollen and leaves on roofs every year.

Hard Water and Well Water in Day Valley
District water here is hard, and some homes use wells.
Central Water District serves much of the area, with mains along Day Valley Road and Valencia Road. About three miles of older steel pipe, mostly along Day Valley Road, is scheduled for replacement. The district draws on three groundwater wells in the Aromas Red Sands and Purisima aquifers.
Its 2025 water quality report lists an average hardness of 223 ppm, with a range of 220 to 230, which the district describes as about 13 grains per gallon. That is very hard on the USGS scale. Private wells also supply about 20 percent of residential water use across Santa Cruz County, so it is worth knowing which one feeds your sprinklers.
| Water source | Published hardness | Classification |
|---|---|---|
| Central Water District (2025 report) | 223 ppm average, 220 to 230 | Very hard |
| Private wells | Varies by well; test yours | Unknown until tested |
| Hardness (mg/L as calcium carbonate) | Classification |
|---|---|
| 0 to 60 | Soft |
| 61 to 120 | Moderately hard |
| 121 to 180 | Hard |
| Over 180 | Very hard |

White Spots and Rust Stains on Windows and Siding
Two different stains, two different fixes.
Window cleaner on a ladder at a second-story windowWhen sprinkler or hose water dries on glass, it leaves its minerals behind. With water as hard as Day Valley’s, white rings show up fast on lower windows that catch the spray. Well water can also carry iron, which leaves orange or brown streaks on glass, siding and walkways.
| What you see | Likely cause | What we do |
|---|---|---|
| White rings and spots on lower windows | Hard water minerals from sprinklers | Tested on a corner, treated separately from regular cleaning |
| Orange or brown streaks | Iron in well water | Treated with a remover made for rust, tested first |
| Haze that stays after cleaning | Etched glass from years of spotting | Pointed out before we start; can be improved, not undone |
| Spots on solar panels | Hosing panels with tap or well water | Rinsed with deionized water, which dries clear |
The lasting fix is keeping the water off the glass: turn heads away from the house, switch beds near windows to drip, or water when the wind is calm. See removing hard water stains from windows and house washing for siding.

Rain does not wash pollen off.
Solar panel before and after cleaning by our window cleaning Santa Cruz teamSolar panels in wooded areas collect pollen every spring. In a study by NREL and Duke University at sites in North Carolina, tree pollen cut panel output by up to 15 percent at its peak, rain alone did not clean it off, and a wet brush cleaning after rain raised output by 5 to 11 percent. The authors caution that results elsewhere may differ, but the lesson holds: pollen sticks.
| When | What builds up | What we suggest |
|---|---|---|
| Late spring, after the heaviest pollen | Yellow film, sticky residue | Soft brush and deionized water |
| Late summer | Dust and leaves | Clean before the first rains |
| After a fire nearby | Ash | Rinse with plenty of water once air is safe, never wiped dry |

Gutters, Leaves and Fire Season
Leaves in gutters catch embers.
Scooping leaves out of a gutterTrees around homes here fill gutters and roof valleys with leaves every fall. The Kensington Fire Protection District points out that rain gutters are perfect for catching embers during a wildfire, and advises removing dried leaves and needles before fire season. Santa Cruz Local’s summary of the 2025 state hazard maps lists the Aptos Hills as a high fire hazard area. Check your own address on the state’s map.
| Job | When | Why |
|---|---|---|
| Gutters and roof valleys cleared | Late summer, before fire season ends | Dry leaves are fuel close to the roof |
| Downspouts flushed | Before the first storms | Leaves and acorns block them |
| Skylights and solar edges cleared | With the gutters | Debris holds water and leaves stains |

Storms and Slides on Day Valley Roads
Heavy rain moves hillsides here.
In January 2017 a failed culvert collapsed Valencia Road, which closed from January 23 while federal funds were secured for repairs. On January 29, 2021, a hillside on the 300 block of Valencia School Road gave way after heavy rain and a PG&E truck fell about 150 feet. In the storms of late 2022 and early 2023, about 156 county roads were closed.
| Before the storms | After a big storm |
|---|---|
| Gutters cleared and downspouts carrying water away | Check gutters for branches and overflow |
| Skylights and roof valleys cleared | Rinse mud splash off lower windows |
| Weep holes on sliders open | Clear grit from tracks |

What Cleaning Fixes, and What It Doesn’t
We’ll tell you before we start if something won’t come off.
| What you see | Cause | Does cleaning fix it? |
|---|---|---|
| Grey haze on ocean-facing glass | Salt film from fog and spray | Yes |
| White rings on lower windows | Sprinkler minerals | Usually, with separate treatment |
| Haze that never clears | Etched glass | No |
| Fog between the panes | Failed seal in a double-pane unit | No; the unit needs repair |
| Gritty, dragging slider | Sand in the track | Yes, tracks are included |
| Torn or corroded screens | Salt air and age | Cleaned; repair is separate |

The same order on every job, so nothing gets dirty again after it’s cleaned.
Text the day before
You get a text with the arrival window. No calling to confirm.
Walk-around
We check the glass for etching, failed seals, damaged screens and anything fragile, and agree on it with you.
Roof work first
If gutters, skylights or solar are booked, they’re done before any windows.
Screens and tracks
Screens come out to be brushed and rinsed; tracks are vacuumed and wiped.
Exterior glass
Scrubbed and rinsed with deionized water from the ground with a water-fed pole, so hard water does not dry on the glass. Sunrooms and long window runs included.
Interior glass
Washed and squeegeed with floors and furniture protected, edges detailed with a dry cloth.
Final check
Screens go back in, sliders are checked for smooth running, and the glass is checked at an angle in the light.

Window Cleaning in Day Valley: FAQ
How can I remove orange iron stains from vinyl siding caused by well water sprinklers?
Iron stains need a rust remover, not bleach or a stronger spray. Products made for siding, usually based on oxalic acid, lift them; test a hidden spot first and rinse well. Then stop the source by turning sprinkler heads away from the house or filtering the water, or the stains come back within weeks.
How do you clean gutters and roof valleys under a big oak when the roof is too steep to walk?
Carefully, and with the right gear. On steep roofs we work from ladders at the eaves and use poles and gutter vacuums from the ground where we can, so nobody walks a slope that is not safe. Valleys are cleared by hand, gutters are scooped, and downspouts are flushed so leaves and acorns do not block them.
How do you clean a sunroom glass roof without standing on it?
From the edges, never on the glass. We reach the roof panels from ladders and from the ground with extension or water-fed poles, brush off loose leaves and pollen first, then scrub and rinse. The last rinse uses very clean water, because sun on a glass roof dries any cleaner into streaks.
Is there a hard water remover for sunroom glass that works without scrubbing?
Not one we would trust. Light spots sometimes rub off by hand, but heavier deposits need scrubbing with a pad made for glass and a remover made for minerals, and strong acids can stain frames, cladding and paint. We test a corner and check for etching first, and keep runoff off plants and the roof below.
