Salt Air, Fog and Harbor Birds
Three things that put dirt on the glass here.
Water-fed pole cleaning a second-story window by our window cleaning Santa Cruz teamFog and onshore wind leave a fine salt film on glass that faces the water, and it turns hazy as it dries. Close to the harbor and the beach, gulls add droppings that land on windows, sills and railings and dry hard in the sun. Both come off safely if they are soaked first rather than wiped dry.
| What you see | Usually is | What we do |
|---|---|---|
| Gray haze on water-facing glass | Salt film | Soaked, washed and rinsed with pure water |
| White streaks down the glass | Gull droppings | Softened with water, lifted off, rinsed |
| Chalky white on aluminum frames | Oxidized finish | Washed with mild soap; pointed out if pitted |
| Rusty screens or hardware | Salt corrosion | Pointed out for repair |
| Black spots on sills | Mildew from fog and condensation | Cleaned and dried |

Aluminum Frames, Screens and Hardware Near the Bay
Salt works on metal as well as glass.
Scrubbing an exterior aluminum window frameMany older homes and apartments here have aluminum windows and sliding doors. The AAMA cleaning guide for finished aluminum calls for mild soap with a soft brush or sponge, no heavy abrasive rubbing, cleaning when the metal is shaded, and always rinsing afterwards, and notes that the more often a finish is cleaned, the easier the next cleaning is. Once a frame is pitted, cleaning stops it getting worse but cannot reverse it.
| Part | What salt does | What we do |
|---|---|---|
| Aluminum frames | Chalky film, then white pits | Washed with mild soap and rinsed |
| Screens | Corroded mesh and frames | Brushed and rinsed; damage pointed out |
| Window balances and rollers | Rust that makes windows stick | Tracks cleaned; worn parts pointed out |
| Balcony and deck doors | Salt crust in tracks and on handles | Tracks vacuumed, hardware wiped |

Commercial window cleaningLiving Next to the Harbor
Big swells reach the harbor and East Cliff Drive.
The Santa Cruz Harbor sits on the old Woods Lagoon, and because it is close to the San Lorenzo River mouth, its entrance needs yearly federal dredging. The March 11, 2011 Japan tsunami surged through the harbor, sinking 19 boats and damaging docks badly enough that 23 had to be rebuilt.
Winter storms bring the ocean closer too. On December 28, 2023, East Cliff Drive was closed all day for flooding at high tide, and the county warned people away from East Cliff Drive along Schwan Lake, Corcoran Lagoon and Moran Lake because of big waves. On December 23, 2024, high swells capsized seven boats in the harbor and destroyed docks.
| After a big storm, check | Why |
|---|---|
| Water-facing glass | Spray carries salt further inland than usual |
| Screens and frames | Salt and wind damage show up fast |
| Slider tracks and weep holes | Sand and debris block drainage |
| Gutters | Storm debris blocks them before the next rain |

Hard Water and Sprinkler Spots
City water here is hard enough to spot.
The county General Plan lists both the City of Santa Cruz Water Department and Soquel Creek Water District as serving Live Oak, which includes Twin Lakes, so check your water bill to see which you have. The City’s 2025 water quality report lists average hardness of 160 mg/L at its Graham Hill plant and 258 and 265 mg/L at its Beltz plants, which are wells in mid-county near Live Oak. That is hard to very hard on the USGS scale.
| Hardness (mg/L as calcium carbonate) | Classification |
|---|---|
| 0 to 60 | Soft |
| 61 to 120 | Moderately hard |
| 121 to 180 | Hard |
| Over 180 | Very hard |
Tap water left to dry on glass leaves those minerals as white spots, so we rinse exterior glass with deionized water. See hard water stain removal.

Rentals, Apartments and Owners
More than half the homes here are rented.
Wiping a window frame dry with a towelAbout 58 percent of occupied homes in Twin Lakes are rented, and many are close enough to the beach to be vacation rentals. That means a lot of glass gets cleaned at move-out or between guests rather than on a homeowner’s schedule.
| Who is booking | What we usually do |
|---|---|
| Homeowners | Windows inside and out, screens and tracks, once or twice a year |
| Landlords and managers | Move-out cleanings and a schedule for several units |
| Vacation rental hosts | Glass, sliders and decks between guests, with photos |
| Apartment buildings | Exterior glass and common areas |

Window Cleaning in Twin Lakes: FAQ
A seagull made a horrendous mess all down my window. What is the best way to clean it off?
Soak it before you wipe it. Wet the droppings with plenty of water and a little mild soap, let it sit a few minutes so it softens, then lift it off with a soft cloth or sponge and rinse. Scrubbing it dry drags grit across the glass. Wear gloves, and clean the sill and frame below it too.
What should be used to clean aluminum exterior window frames on a house by the ocean?
Mild soap and water, a soft brush or sponge, and a thorough fresh water rinse. The AAMA guide for finished aluminum warns against heavy abrasive rubbing and says to clean when the metal is shaded. Skip scouring pads and strong solvents, which wear through the finish and let salt get to the metal faster.
How do you fix corrosion on an aluminum balcony door frame near the ocean?
Cleaning can stop it getting worse, but it cannot undo pitting that has already happened. Wash the frame with mild soap and water, rinse the salt off, and dry it. White powdery spots and pits in the finish need a door or frame repair specialist to sand and refinish, or the frame replaced.
The metal parts that let our beach house windows go up and down have rusted out. What can be done?
Those are usually the balances or hardware inside the sash track, and once they have rusted through they need replacing, not cleaning. A window repair shop or the window maker can supply matching parts. Keeping the tracks clean and rinsing salt off the hardware helps the new parts last longer.
