Window Cleaning in Mount Hermon & Zayante, CA
Homes tucked under the redwoods along Mount Hermon Road, Zayante Road, Lompico and Bean Creek. Here the work is needles in the gutters, mildew on shaded frames, sap and pollen on the glass, and skylights under the trees. We do the roof work first, then the windows, on one visit.

Shade, Needles and Heavy Rain
Mount Hermon and Zayante sit in the redwood canyons between Felton and Scotts Valley, along Zayante Creek. Nearby Ben Lomond averages close to 50 inches of rain a year, about twice what falls in Watsonville. Homes under big trees stay shaded and damp, drop needles into the gutters all year, and grow mildew on the north side.

Gutters Under Redwoods and Pines
Debris comes down all year, and the rain comes all at once.
Cleaning gutters from the ground with a gutter vacuum poleRedwoods, pines and oaks drop needles, leaves, twigs and cones into gutters through every season. In heavy winter storms a clogged gutter overflows onto the walls and windows below and sends water toward the foundation. Cal OES guidance on defensible space, citing the state Board of Forestry, says to remove dead or dry leaves and pine needles from your yard, roof and rain gutters, so clean gutters also matter in fire season.
| Property | Gutter cleaning |
|---|---|
| Directly under redwoods or pines | Twice a year or more |
| Some trees nearby | Twice a year |
| Mostly open | Once a year, before the rains |
We clean gutters by hand, bag the debris, flush each downspout and send photos. See gutter cleaning, gutter cleaning before storm season and gutter guards vs gutter cleaning.

Commercial window cleaningSkylights and Panels Under the Trees
What lands on the roof stays there.
Brushing and rinsing a skylightSkylights under trees collect needles, sap, pollen and a green film where they stay damp, and that cuts the light they let in. Solar panels in clearings get the same pollen film. An NREL study found that rain was not enough to wash pollen off solar panels, so a wet winter does not mean clean panels.
| Surface | What builds up | What we do |
|---|---|---|
| Glass skylights | Needles, sap, pollen, green film | Cleaned from the roof without stepping on the skylight |
| Plastic dome skylights | Film and scratches from debris | Soft brush and pure water, no abrasives |
| Solar panels | Pollen, needles at the edges, droppings | Soft brush and deionized water, cleaned while cool |

Water and Spots on the Glass
Two water systems serve these communities.
Zayante and Lompico are part of the San Lorenzo Valley Water District’s main system. The Lompico County Water District, which served about 500 homes, was merged into the San Lorenzo Valley district in 2016. The district’s 2022 water quality report lists an average hardness of 108 ppm for that system, with a range of 52 to 460 ppm. Mount Hermon has its own community water system, run by the Mount Hermon Association from groundwater, so check its report for your numbers.
| Hardness (mg/L as calcium carbonate) | Classification |
|---|---|
| 0 to 60 | Soft |
| 61 to 120 | Moderately hard |
| 121 to 180 | Hard |
| Over 180 | Very hard |
Whatever the hardness, tap water left to dry on glass leaves spots. We rinse exterior glass with deionized water so it dries clear. See hard water stain removal.

Winter Storms in the Canyons
Plan the roof work around the weather.
Ben Lomond, just up the valley, averages about 49.6 inches of rain a year, with a record of 100.37 inches in 1983. Storms here bring down trees and hillsides. A landslide covered both lanes of East Zayante Road on December 24, 2021, and in the storms of late 2022 and early 2023, Lompico had landslides, homes were red-tagged, fallen trees damaged roofs and some residents lost power for up to nine days.
| Before the storms | Why |
|---|---|
| Clear gutters and downspouts | Overflow soaks walls and windows and sends water toward the foundation |
| Clear skylights and roof valleys | Needles hold water against flashing |
| Check window weep holes | Blocked weep holes let water back up into the track |
| Note overhanging branches | So you can have an arborist look before the wind |
We do not work on wet roofs. Gutter cleaning is scheduled on dry days, ideally in September or October before the first big storm.

Fire Season in Zayante and Mount Hermon
Clean roofs and gutters are part of defensible space.
During the CZU Lightning Complex fire in August 2020, CAL FIRE placed Zayante Canyon and Lompico under evacuation orders. In fire season, needles in gutters and on roofs are fuel close to the house, which is why defensible space guidance says to clear them. After a fire, ash on windows and panels should be rinsed off first, never wiped dry. See cleaning wildfire ash off windows.

What Cleaning Fixes, and What It Doesn’t
We’ll tell you before we start if something won’t come off.
| What you see | Cause | Does cleaning fix it? |
|---|---|---|
| Grey haze on ocean-facing glass | Salt film from fog and spray | Yes |
| White rings on lower windows | Sprinkler minerals | Usually, with separate treatment |
| Haze that never clears | Etched glass | No |
| Fog between the panes | Failed seal in a double-pane unit | No; the unit needs repair |
| Gritty, dragging slider | Sand in the track | Yes, tracks are included |
| Torn or corroded screens | Salt air and age | Cleaned; repair is separate |

Window Cleaning in Mount Hermon and Zayante: FAQ
How do you clean tree sap off the outside of windows?
Soften it first. A cloth dampened with rubbing alcohol or a citrus-based remover, held on the sap for a minute, loosens it so it wipes off. Then wash and squeegee the glass. Keep solvents off painted or vinyl frames and test a corner first, and do not scrape hard on tempered glass.
There is algae or moss on our roof, and it is too high and steep to spray from a leaning ladder. What can we do?
Do not try it from a ladder leaning on the gutter. Steep, high roofs need proper roof access and fall protection, or work from the ground with long poles where that reaches. Moss and algae are usually removed by hand and treated with a low-pressure soft wash, never a pressure washer, which can damage shingles and tile.
Is a gutter worth having if it fills with needles all the time?
In heavy rain country, usually yes, because without gutters roof runoff pours onto the walls, windows and foundation. The trade-off is maintenance: under redwoods and pines plan on cleaning at least twice a year, and consider guards to cut down on clogs.
One of our second-floor gutters is blocked after heavy rain. What should we do?
Do not climb onto a wet roof. Wait for dry weather, then have the gutter and its downspout cleared, since blockages are often in the downspout. Look for water stains on the wall below, which show where it overflowed.
Do window cleaners remove spider webs?
We clear webs from window corners, frames, screens and the eaves around the windows as part of every visit. Wooded lots have plenty of them, and leaving webs in place means the glass gets dirty again quickly.
