Shade, Damp and Redwood Needles
Brookdale sits in the San Lorenzo Valley on Highway 9, about a mile south of Boulder Creek, in an area logged for old-growth redwood until 1883 and wooded again today. Shaded lots get little direct sun in winter. Glass stays damp longer, screens and frames grow mildew, and needles fill gutters and skylights every fall.

The Lodge That Was Built Over a Creek
Brookdale grew up around a sawmill and a resort.
The Grover lumber mill was running on Clear Creek by 1870, and old-growth redwoods were logged there until 1883. Around 1900 Judge Logan, the man the loganberry is named for, took over the property, built a creekside resort and set up the post office. The name Clear Creek was turned down as too common, so the town became Brookdale.
By 1922 Dr. F.K. Camp owned the resort and hired Horace Cotton to design a dining room built over the creek, with the water running right through it. The Brookdale Lodge drew guests such as Marilyn Monroe, Joan Crawford and Herbert Hoover, who is said to have fished from the dining room bridge. Fires in 1956 and 2009 hit the lodge hard. A later owner restored it, and it reopened as the Brookdale Inn and Spa.
That creek is still the center of town, and most homes sit close to it or on the slopes above it, under the redwoods. That setting is what decides how often the windows, screens and gutters here need attention.

Conditions That Shape Window Cleaning in Brookdale
Shade and moisture do most of the damage here.
Removing thick moss from shaded roof tiles| Condition | What it does | How we handle it |
|---|---|---|
| Deep redwood shade | Glass and frames stay damp; mildew and green film grow | Washed with a mild cleaner, rinsed with pure water |
| Winter condensation indoors | Water on sills, mold in sash corners and tracks | Tracks and corners cleaned and dried; failed seals pointed out |
| Needles and twigs | Gutters and skylights fill every fall and after storms | Cleared by hand, downspouts flushed |
| Pollen in spring | Yellow film on glass, screens and skylights | Washed off, not just rinsed, so no specks are left |
| Mildew on screens | Gray or green mesh that blocks light | Screens brushed and rinsed with low pressure |
| Moss on shaded roofs | Holds water against shingles near skylights | Pointed out; moss removal booked separately |
See screen repair for torn or bent screens and moss removal for roofs that stay green.

Water-fed pole cleaning a roof window by our window cleaning Santa Cruz crewIn a home that gets little winter sun, the glass is the coldest surface in the room. Moisture from showers, cooking and breathing collects on it overnight and runs down to the sills and tracks. Left there, it feeds mildew in the corners and softens paint on wooden frames.
| Where to look | What you may find | What we do on a visit |
|---|---|---|
| Sliding window and door tracks | Black spots, standing water, debris | Vacuumed, wiped and dried; weep holes cleared |
| Lower corners of the sash | Mildew in the joints | Cleaned with mild soap and dried |
| Wooden sills and frames | Gray stains, peeling paint | Cleaned; damaged paint pointed out for repair |
| Between the panes | Fog or water you cannot wipe | Pointed out; a failed seal needs a glazier |
Regular cleaning keeps mildew from building up, but it does not fix the moisture. Fans, airflow and dry sills do that. See window track cleaning.
A Window and Gutter Calendar for Brookdale
Built around rainfall at nearby Ben Lomond, which averages 49.63 inches a year.
The valley gets far more rain than the coast. Ben Lomond, just down Highway 9, averages 49.63 inches a year, with December, January and February the wettest months. That rain comes with wind that drops needles and branches onto roofs.
| When | Average rain (Ben Lomond) | What to do |
|---|---|---|
| September and October | Light, before the storms | Gutters, roof valleys and skylights cleared; windows cleaned |
| December | 10.43 in | Check gutters after the first big storms |
| January | 10.42 in | Inside glass and tracks on dry days; watch for condensation |
| February | 9.68 in | Check downspouts; clear branches from roof valleys |
| April and May | Drying out, pollen season | Full window, screen and skylight clean |

Storms on Highway 9 Through Brookdale
Falling trees are the main storm problem here.
Clearing gutter debris by hand before the stormsHighway 9 runs straight through Brookdale, and big storms close it. In March 2011, fallen trees in Brookdale closed the highway and cut power. In January 2017, the Press Banner reported that Highway 9 was closed at Brookdale, and later that year a northbound lane washed out, leaving one lane under a signal. In the storms that started on December 30, 2022, the stretch between Brookdale and Ben Lomond closed, and Caltrans had to remove leaning trees around 100 feet tall.
| Before the storms | After a big storm |
|---|---|
| Gutters and downspouts cleared | Check gutters for branches and overflow |
| Roof valleys and skylight edges cleared | Look for ceiling stains near skylights |
| Downspouts carry water away from the house | Rinse mud splash off lower windows and screens |
| Weep holes on sliders open | Clear tracks of grit and needles |

Water Hardness in Brookdale
Softer than Felton, but it varies.
Brookdale is served by the San Lorenzo Valley Water District’s main system, which draws mostly on surface water from streams in protected watersheds, plus wells. The district’s 2022 water quality report lists an average hardness of 108 ppm for that system, with a range from 52 to 460 ppm. The Felton system is separate and harder, averaging 218 ppm.
| Hardness (mg/L as calcium carbonate) | Classification |
|---|---|
| 0 to 60 | Soft |
| 61 to 120 | Moderately hard |
| 121 to 180 | Hard |
| Over 180 | Very hard |
At 108 ppm the main system is moderately hard on the USGS scale, but the wide range means some water still dries with spots. Sprinkler and hose water left on glass leaves a white ring as it dries, so we rinse exterior glass with deionized water. See hard water stain removal.

Fire Season in Brookdale
Dry needles in gutters are fuel close to the house.
During the CZU Lightning Complex fires in 2020, the whole Boulder Creek Fire Protection District was under a mandatory evacuation order on August 19. On September 2, orders around Brookdale and Boulder Creek were reduced to warnings. CAL FIRE’s defensible space guidance tells homeowners to remove dead leaves and pine needles from the yard, roof and gutters.
| Do | Don’t |
|---|---|
| Clear needles from gutters and roof valleys before fall | Leave dry debris on the roof through fire season |
| Rinse ash off glass with plenty of water once the air is safe | Wipe or squeegee ash off dry glass |
| Keep skylight edges and roof corners clear | Pile cleared debris against the house |

| Fog between the panes | Failed seal in a double-pane unit | No; the unit needs repair |
| Gritty, dragging slider | Sand in the track | Yes, tracks are included |
| Torn or corroded screens | Salt air and age | Cleaned; repair is separate |

Window Cleaning in Brookdale: FAQ
How do you clean mildew and green algae off window screens?
Take the screens out, lay them flat, and scrub both sides gently with a soft brush and mild soapy water. Rinse with low pressure from the hose, never a pressure washer, which can stretch or tear the mesh. Let them dry fully before they go back in. On our visits screens are brushed and rinsed as part of the job, and torn ones are pointed out.
Why do skylights sometimes show white specks after a cleaning in pollen season?
Pollen and the sticky film that comes with it do not always come off in one pass. If the glass is squeegeed or left to dry with residue still on it, it shows as specks once the sun hits it. A second wash with a soap that cuts the film, a thorough rinse and a pure water final rinse usually clears it.
How do you get rid of green mold on white painted deck railings that sit in shade?
Wash them with a mild cleaner and a soft brush, then rinse with low pressure so the paint is not lifted. Shade and damp bring it back, so a gentle wash once or twice a year keeps it from taking hold. Trimming branches to let more light in helps more than any cleaner.
Birds keep flying into our windows. What can we do?
Birds hit glass because it reflects trees and sky, and almost any window can act like a mirror in the right light. Markings work best on the outside of the glass and need to be spaced closely; bird groups call this the 2 x 4 rule, and a single sticker does not work. Cords or ribbons hung on 4 inch centers outside the window also help, as do blinds left partly closed.
Why does a bird keep attacking the same window over and over?
It is usually defending its territory. The bird sees its own reflection, takes it for a rival and keeps going after it, often in spring. Breaking up the reflection on the outside of that window, with decals, film or a screen, usually stops it. The behavior fades once nesting season is over.
