Glass That Faces the Street
Downtown glass sees more than house windows do: sidewalk grime, fingerprints, fog film from the bay, and the occasional tag. A shop window is part of the sign, so it needs cleaning on a schedule, not once a year. We set a route day for each business and clean before the doors open.

How We Clean Storefronts Downtown
Early, quick and on the same day every cycle.
Squeegee cleaning storefront door glassMost downtown shops want the glass done before they open, so we start early and work along the block. Exterior glass is washed and squeegeed, frames and door push plates are wiped, and the inside of the display windows and the door glass is done when the shop is ready. Restaurants usually need the glass more often than retail, because of fingerprints on doors and grease near kitchens.
| Business type | What builds up | Typical schedule |
|---|---|---|
| Restaurants and cafes | Fingerprints on doors, grease film, sidewalk splash | Weekly or every two weeks outside |
| Retail shops | Street grime, fog film, handprints on display glass | Every two weeks to monthly |
| Offices and studios | Light dust and fog film | Monthly to quarterly |
| Galleries and theaters | Poster glass, entry doors, display cases | Matched to events and openings |
These are typical schedules that shops settle on, not rules. Window cleaners who service storefronts often report monthly or every two weeks as the norm, with weekly service for restaurants. See storefront window cleaning and commercial window cleaning.
Conditions That Shape Window Cleaning Downtown
A river, the bay and a lot of foot traffic.
Soaping storefront glass before squeegeeing| Condition | What it does | How we handle it |
|---|---|---|
| Foot traffic | Fingerprints and smudges on doors and low glass | Doors and push plates detailed every visit |
| Marine layer and fog | Damp film that holds grime and dries in streaks | Squeegeed dry or rinsed with pure water |
| Street and sidewalk grime | Gray film on lower glass and frames | Washed and frames wiped |
| Stickers, tape and graffiti | Adhesive and paint on glass | Removed with care after you confirm |
| Wildfire smoke and ash | Gritty ash on glass and sills | Rinsed off before any wiping |
| Upper floors on new buildings | Glass above the ground floor | Water-fed pole where it reaches; we tell you what needs a lift |
During the CZU Lightning Complex fire in August 2020, ash fell on parts of Santa Cruz and the regional air district warned that coastal Santa Cruz would see smoke for several days. Gritty ash should be rinsed off glass, never wiped dry. See cleaning wildfire ash off windows.
Storefront Glass and City Rules
Two parts of the city code that touch on windows downtown.
The city’s vibrancy ordinance, Chapter 5.84 of the Municipal Code, first applied to empty storefronts on Pacific Avenue between Laurel and Water streets and becomes citywide on June 1, 2026. Vacant storefronts must be kept free of trash, debris and graffiti, with exteriors, including windows, reasonably maintained and in good condition. Broken or badly etched or scuffed windows must be replaced promptly.
The city’s storm water ordinance, Chapter 16.19, prohibits non-storm water from entering the storm drain system. It specifically lists water from pressure washing and hand scrubbing of sidewalks, plazas and building exteriors, and says paint and graffiti removal wash water may not go to the street or storm drain. Window cleaning uses very little water, but we still keep it off the gutter and out of the drains.
| Situation | What applies |
|---|---|
| Vacant storefront for lease | Windows maintained and free of graffiti under Chapter 5.84 |
| Graffiti removal on glass | Wash water and paint kept out of the street and drains |
| Sidewalk washing in front of a shop | Wash water must not reach the storm drain; see driveway and concrete cleaning |
| Regular window cleaning | Minimal water, squeegeed and wiped, kept off the gutter |

City water is hard enough to leave spots.
Downtown and Midtown are served by the City of Santa Cruz Water Department. Its 2025 water quality report lists average hardness of 160 mg/L at the Graham Hill treatment plant, with higher averages of 258 and 265 mg/L at the Beltz plants, which run part of the year. On the USGS scale that is hard to very hard water. Tap water left to dry on glass leaves those minerals behind as spots, which is why we squeegee glass dry or rinse it with deionized water.
| Hardness (mg/L as calcium carbonate) | Classification |
|---|---|
| 0 to 60 | Soft |
| 61 to 120 | Moderately hard |
| 121 to 180 | Hard |
| Over 180 | Very hard |
Spots that have already bonded to the glass, often from planters or sprinklers near a building, are tested on a corner before treatment. See hard water stain removal.

Window Cleaning for Downtown Apartments
A lot of new homes have gone up downtown.
Washing upper commercial glass with an extension poleThe Downtown Association reports new buildings such as Anton Pacific at Pacific and Laurel, with 205 units, the affordable Pacific Station apartments, and River Row on Front Street overlooking the river. The new downtown library on Cedar Street is being built with 124 affordable homes above it. Most of these have large windows, balconies and sliding doors.
| Who is asking | What we can do |
|---|---|
| Residents | Inside glass, sliding doors, tracks and balcony glass you can reach from your unit |
| Property managers and HOAs | Ground floor storefronts and lobbies on a schedule; upper glass by water-fed pole where it reaches |
| Move-outs | Glass, tracks and sills cleaned before the walkthrough |
| Short-term rentals | Turnover cleaning between guests |
Glass higher than a pole can reach on taller buildings needs a lift or rope access, which the building owner arranges. See HOA and property management window cleaning, move-in and move-out cleaning and vacation rental window cleaning.

The San Lorenzo River and Downtown
Why downtown sits behind levees.
The Christmas flood of December 22, 1955, is the costliest and deadliest in Santa Cruz history. Water ran three to four feet deep down Pacific Avenue, and eight people died. Between 1957 and 1959 the Army Corps of Engineers and the city channelized the lower two and a half miles of the river with rock levees. Today the Riverwalk follows those levees from the Highway 1 bridge through downtown to the Beach Boardwalk.
For windows, being near the river and the bay means damp mornings and fog film more than flooding. Glass on the river side of buildings along Front Street and River Street tends to show it first.

What Cleaning Fixes, and What It Doesn’t
We’ll tell you before we start if something won’t come off.
| What you see | Cause | Does cleaning fix it? |
|---|---|---|
| Grey haze on ocean-facing glass | Salt film from fog and spray | Yes |
| White rings on lower windows | Sprinkler minerals | Usually, with separate treatment |
| Haze that never clears | Etched glass | No |
| Fog between the panes | Failed seal in a double-pane unit | No; the unit needs repair |
| Gritty, dragging slider | Sand in the track | Yes, tracks are included |
| Torn or corroded screens | Salt air and age | Cleaned; repair is separate |

Window Cleaning Downtown Santa Cruz: FAQ
Is there a minimum charge for a small storefront?
Most window cleaners have a minimum per visit, because travel and setup cost the same whether there are four panes or forty. Being on a regular route day with other shops on the block is what keeps a small storefront affordable. We quote a flat price per visit before the first clean.
How are inside windows done when customers are in the shop?
We start early, do the empty panes and display windows first, and skip any pane where someone is standing until they move. Floors and displays under the glass are protected, and we work around the busiest part of your day.
Is outside-only window cleaning worth it for a storefront?
It can be, between full cleans. The outside gets the street grime and fog film, so it gets dirty first. But if the inside is smudged or dusty, the glass still looks dirty from the sidewalk, so most shops do the outside often and the inside less often.
Do you remove window clings and decals or clean over them?
We clean around them unless you ask us to take them off. Vinyl clings and decals can be removed and the adhesive cleaned off the glass, but they cannot be put back, so we confirm with you first.
Will soap and water remove paint or graffiti from a window?
Fresh paint or marker often comes off with the right solvent and a careful blade on glass that allows it. If the graffiti was scratched or acid-etched into the glass, it is damage, not dirt, and needs polishing or a new pane. Anti-graffiti film protects glass that keeps getting hit.
How do I get the outside of upper-floor apartment windows cleaned?
Some can be reached from the ground with a water-fed pole, and some tilt in so they can be cleaned from inside. Glass that is higher than a pole reaches, on taller buildings, needs a lift or rope access, which is usually arranged by the building owner or HOA. We tell you what we can reach from the ground before we quote.
Can renters hire a window cleaner for their apartment?
For the inside of your own windows, yes. For the outside, check your lease and ask the landlord or property manager first, since many leases do not allow outside work by your own contractor and the building may already have a service.
Does my landlord have to wash the outside of my windows?
It depends on your lease and the building. Check the lease first, then ask the property manager. Many buildings schedule exterior window cleaning for the whole building, and you may only need to ask when the next one is.
