Window Cleaning in Pajaro Dunes, CA

Oceanfront homes, townhouses and condos in the gated community at the mouth of the Pajaro River, most of them second homes and vacation rentals. Here the glass takes salt spray, blowing sand and wind off Monterey Bay. We clean windows, sliders, decks and screens, and rinse with pure water so the view dries clear.

Short answer

Salt, Sand and Wind on the Bay

Pajaro Dunes sits at the southern tip of Santa Cruz County, between the Pajaro River, Watsonville Slough and Monterey Bay. The homes are built to look at the water, and the glass facing the beach takes salt spray and fine sand on every windy day. Most homes are second homes or rentals, so the glass often goes weeks between visits.

The main problem

Salt Spray and Blowing Sand

Two different kinds of dirt, cleaned two different ways.

Squeegee on the upper pane of a patio doorSqueegee on the upper pane of a patio door

Wind off the bay carries salt spray and fine sand straight at the beachfront glass. The salt dries into a gray film that turns hazy as it builds. The sand is the bigger risk: grit left on a window and then wiped is what scratches glass, and years of blowing sand can leave tiny pits that no cleaning removes.

Living Behind the Revetment

Storms reach the homes here.

After several episodes of severe coastal erosion in the 1970s and 1980s, about 6,000 feet of rock revetment was built along the beach in 1986 to 1988. A steel sheet pile wall about 715 feet long went in on the river side in 2003. Storm damage was repaired in 2003 and 2004, and in 2004 much of the beach eroded until the toe of the revetment was exposed. A geologic hazard abatement district, formed in 1998, now manages the shoreline work.

The river is the other risk. A 1997 Coastal Commission report notes that Beach Road is the only way in and out, and that low areas start to flood at about 3.5 to 4 feet above mean sea level. In January 2021, crews breached the river mouth because they feared storms would push water over Beach Road. When the Pajaro River levee broke on March 10, 2023 and flooded the town of Pajaro, the Sheriff issued an evacuation warning for Pajaro Dunes.

With only about one home in ten lived in year-round, most of Pajaro Dunes is second homes and short-term rentals. The Pajaro Dunes Resort alone lists 115 rental properties, from one to seven bedrooms. For owners and managers, the view through the glass is part of what guests pay for, so it needs cleaning on a schedule rather than whenever someone notices.

Local water

Hard Water and Sprinkler Spots

Water in this part of the county is very hard.

The City of Watsonville water service area map shows Pajaro Dunes as one of its pressure zones. The city’s 2024 water quality report lists hardness of 160 to 540 ppm depending on the source, with averages of 175 and 278 ppm, which the USGS scale puts in the hard to very hard range. The city’s water plan also notes that seawater intrusion has moved further inland in the Pajaro Valley over the past 25 years, and the USGS found recent seawater intrusion in coastal monitoring wells.

Hardness (mg/L as calcium carbonate)Classification
0 to 60Soft
61 to 120Moderately hard
121 to 180Hard
Over 180Very hard

Hose and sprinkler water that dries on glass leaves white spots. We rinse exterior glass with deionized water so it dries without them. See hard water stain removal.

Sliding doors

Sliders, Tracks and Screens at the Beach

Sand ends up in every moving part.

Milgard’s care guide for sliding windows says to keep the tracks clean and free of debris, and to keep the weep holes clear so water can drain out. At the beach, that means sand. We vacuum the tracks, flush them with fresh water, wipe the sills and check that the doors run smoothly before we leave.

Questions

Window Cleaning in Pajaro Dunes: FAQ

What works best for bird droppings on stucco window ledges? Can a cleaner be left to sit and then hosed off?

Letting something soak is the right idea, but go gently. Wet the droppings well, apply a cleaner made for bird droppings or a mild soap solution, give it a few minutes, then loosen it with a soft brush and rinse at low pressure. Many stucco ledges are foam trim with a thin stucco coat, and a pressure washer can gouge them.

Our older wood windows near the ocean are almost impossible to open in summer but fine in the fall. Why?

Wood sashes take on moisture and swell in damp, foggy months, and years of paint along the edges make it worse. Sand and salt in the channels add more drag. Cleaning the channels and rinsing off salt helps, but a sash that binds from swelling or paint needs a window repair or restoration specialist to ease it.

The exterior light fixtures at our beach house are rusty after a few years. Is there anything that helps?

Fresh water does more than anything else. Salt left on metal keeps pulling in moisture, so rinsing fixtures, railings and window hardware every so often slows the corrosion down. Rust that has already started will not wash off. When fixtures are replaced, materials sold for coastal or marine use last longer.
