Salt, Fog and Big Views
Seascape sits on the bluffs at the south end of Aptos, above Seascape and Manresa beaches. Homes here are built for the view, with large picture windows, sliding doors and glass railings facing the bay. Fog and onshore wind leave a salt film on that glass that turns hazy as it dries, and it comes back quickly on the ocean side.

Why Ocean-View Glass Clouds Over in Seascape
Fog carries salt, and the glass facing the bay catches it.
Washing patio door glass from outsideSummer fog along this coast forms around tiny particles, including sea salt from breaking waves. When that fog and the onshore breeze reach the house, the moisture dries on the glass and leaves the salt behind. It looks like a light gray haze at first and gets thicker with every foggy morning.
Salt film rinses off with fresh water, which is why we soak the glass first instead of wiping it. Tap water left to dry on the glass adds its own mineral spots, so we finish with pure deionized water, which dries clear.
| Where the glass faces | What builds up | Suggested window cleaning |
|---|---|---|
| The bay, from the bluff or the resort | Heavy salt film, fog haze, wind-blown sand | Every two to three months, with rinses in between |
| The bay, set back in the Uplands | Salt film and fog haze | Three to four times a year |
| Inland side or the golf course | Dust, pollen and sprinkler spots | Twice a year |
| Sliding doors to decks | Salt, sand in the tracks, handprints | With every window visit |
These are suggested schedules, not rules. See what causes white film on coastal windows and how to protect windows from salt air.

Water here is moderately hard to hard.
Seascape is served by the Soquel Creek Water District, from the Aromas Red Sands Aquifer. The district’s hardness page lists 150 to 200 ppm (9 to 12 grains per gallon) for Aptos and Rio del Mar and 100 to 200 ppm for La Selva Beach, based on 2017 data. The district also reports that seawater intrusion is present at the coastline in Aptos, Seascape and La Selva Beach, which is why it puts so much effort into protecting the aquifer.
| Hardness (mg/L as calcium carbonate) | Classification |
|---|---|
| 0 to 60 | Soft |
| 61 to 120 | Moderately hard |
| 121 to 180 | Hard |
| Over 180 | Very hard |
When sprinkler or hose water dries on a window, the minerals stay behind as white spots. We rinse exterior glass with deionized water so it dries without them, and treat spots that have already bonded to the glass separately. See hard water stain removal.

Living on the Bluff in Seascape
Big surf brings salt spray higher than usual.
Parts of this shoreline are built right against the bluff. A 2005 California Coastal Commission report describes the Via Gaviota and Beach Drive neighborhoods, next to the Seascape Resort area, as built at the base of the bluff on what was historically beach, with shoreline armoring along their entire seaward side.
Winter storms test it. On December 28, 2023, waves of 28 to 33 feet arrived at high tide, Rio del Mar was under an evacuation warning for most of the day, and Seacliff State Beach closed. Earlier that year, after weeks of atmospheric rivers, the Seacliff pier was declared beyond saving. At Manresa, beach stairs destroyed in the 2016 El Nino storms reopened in August 2023 after a rebuild.
| After a big storm, check | Why |
|---|---|
| Ocean-facing glass | Spray carries salt much higher up the bluff than usual |
| Screens | Salt and sand pack into the mesh |
| Sliding door tracks | Sand and debris make doors drag |
| Gutters and downspouts | Storm debris blocks them before the next rain |

Resort Condos, Rentals and HOAs
A lot of Seascape glass is cleaned between guests.
Window cleaner inspecting a large picture windowThe condo units at Seascape Beach Resort are individually owned, and many homes in the area are second homes or short-term rentals. For owners and managers, the glass is part of the guest’s first look at the view, so it needs cleaning on a turnover schedule rather than once a year.
| Who is booking | What we usually do |
|---|---|
| Condo and rental owners | Inside glass, sliding doors, tracks and balcony glass between guests |
| Property managers | A set schedule for several units, with photos after each visit |
| HOAs | Common-area glass and exterior windows where the association handles them |
| Second-home owners | A cleaning before you arrive, so the view is ready |

Window Cleaning in Seascape: FAQ
What works best on salty window panes?
Water, and lots of it, before anything else. Salt dissolves in water, so the glass is soaked and rinsed first, then washed. Wiping salty glass dry or with too little water smears the film and drags grit across the surface.
Our windows get hit by sprinkler water whenever the wind blows. Will sealing the glass help?
It can make the spots easier to rinse off, but it will not stop them forming. As long as sprinkler water keeps reaching the glass, sealed glass still needs cleaning more often. Turning heads away from the house, switching beds near windows to drip, or watering when the wind is calm does more.
For a beach house, will all-wood windows need painting every few years?
Exterior wood near the ocean needs its paint or finish kept up, and how often depends on how much sun, salt and wind each side gets and on the finish used. Clad windows, with aluminum or another covering on the outside, generally need less. When we clean, we point out peeling or failing finish so it can be dealt with early.
How do you clean high outside windows, with a ladder or a hose sprayer?
Hose-end sprayers can rinse loose dirt, but tap water dries with spots and nothing gets scrubbed. We clean most second-story glass from the ground with a water-fed pole that scrubs with a brush and rinses with pure water, and use ladders only where a pole cannot reach.
